Spent the weekend cleaning/staging/moving stuff to storage.
Swing by the RE attorney's office to pick up forms and such in an hour. The people from the FSBO website are dropping by to take picture and put up the sign. Then I have to go to Kinko's to get a couple hundred copies of our flier printed. The daughter of a coworker has already expressed interest in the house... Let's hope for a speedy/smooth sale! |

Not sure of Chitown/Ill specifics, but make sure the deed is listed as warentee/quitclaim/etc. properly(each have liabilities), title/etc. is fully tranfered, and funds are fully guarenteed.
I would base 10% over realistic comps, and negotiate. Good luck to you. |

Good luck. I hope you have better luck than the FSBO folks I know, virtually all of them eventually resigned themselves to a realtor. Will your FSBO listing show up on the MLS? I'm not sure why people are scared of FSBO, but some are. Personally my FSBO purchase went much smoother than the one brokered by a realtor.

Just wrapped up our first open house.
It was from 10 a.m. to noon. Everything was quiet and no one showed up for the first 1.5 hours. I've had enough friends sell houses FSBO to know that this is the way that it goes sometimes. We had two people show up at 11:40. One lady is single with grown kids and works in my building. She started asking questions about running gas lines and modifying the garage. It was clear she could see herself in the house. The other guy is moving to Illinois from the UP of MI. I could tell that he REALLY likes the house, but felt disappointed--he didn't think it would last on the market until his house sold. It was an encouraging first weekend considering the crappy weather. |
Good for you. It'll sell. I bought the house I'm in now 19 yrs ago that was FSBO. Smooth transaction, great price. If I leave here I'll do the same.
