+1 on the stairs... I'm 58 and personally agree that they are a good thing as far as exercise (and the reward of the ocean view when I get to the top).
However in 10-15 years we will be looking to move to a flat one story structure. One reason we let my 90 year old mom stay in her house is because it is a one story tract home.
