Yep, you are correct, Dave. Its spreading like wild fire already. Oregon, Phoenix and a couple of places already have rent control. It will continue to infect the nation. I hate to see that. Been thinking selling some of them and buy something commercial or apt. in Texas but management will be a pita

Timely article has really scary news for CA landlords:
the proposed legislation says that RENT CONTROL will fix the homeless problem.
The op ed clearly explains why this is a bad idea.

I had a former tenant in my rental that wouldn't leave. He knew the landlord tenant laws and I was young and dumb. I was pretty frustrated until I decided to rent a room in the house to a guy I knew with 2 mean dogs. I really like dogs but these dogs scared me. The former tenant moved out 2 days later. My friend "moved out" 3 days later since he was only "renting" by the day. I have no idea what went on during the two days.

They put that on the ballot last year. it was voted down almost unanimously.
So the DBs in Sacramento said to heck with the voters, we know what's best for them:

Yep, we voted it down all right.

Rent control now only means all tenants have access to free lawyer service to fight owners. They want to take everyone to court, no matter how small the issue, driving cost way up. Most smaller owners can't afford it and are just hanging on one step above dipping into the red. lawyer fees and going to trail will kill em' so they take it in the shorts.

When emailing a friend, I *****ed a bit about the low interest paid on a CD Cindy & I bought. He wrote back, suggesting we buy a rental house, "buy some dirt".

I answered by saying I'd rather be eaten by a goat and crapped over a cliff than ever be a landlord again.

And it's not just tenants' rights legislation that spreads from CA to the other 49. I travel quite bit across the country, and I'm shocked at how often I see other states adopting California's clearly flawed policies.

This may sound hard to believe, but after nearly 20 years of landlording, some of them were really bad years, with really crappy tenants, and not making a penny during those years, I actually enjoy being a landlord.
The learning curve is steep, and there are always lousy situations that pop up, but , once you know the laws, and what is expected from you, it gets easier.
I think I/we have made nearly every landlord mistake, and or learned most every lesson the hard way, but it feels like we have it under control now .
I get a certain high from evicting bad tenants, rehabbing a crappy property and turning it around , and making into a good property . Its kind of like turning a rusty old pick up truck into a workhorse .
My wife and I just finished up , and rented #5, This will be the first time in all our years, that we have full tenancy with good paying rents, and decent tenants. Boy has it been a ride though .
I can also see the money starting to pile up .
I just cannot see rent control happening here. I hope I am right about that . Rents are finally up in our area .

Paul,

Managing property isn't the job for everyone. It takes a special person that can take a lot of crap from dead beats, stupid folks and are willing to drive out to the property and solve issues. I have a friend who inherited a bunch of apartment buildings from her folks and grand parents. Parents set it up with the management company for her before they passed. She dealt with it for a couple of years and ended up selling all of it only because she can't handle the stress of dealing with the management co. and everything associated with the rentals. The tax she had to pay on it boggles my mind. She's happy as a make up artist for the studios and spends that money like if there's no tomorrow (millions).

At the end of the day, its a job just like any other but the flexibility of this job is pretty darn good compare to many others. Its a simple way to build wealth.

I enjoy it. We try and fix problems before they arise and screen and weed out the bad apples. I have been sue by one of the tenant at the end of his term. It was no fun, but I paid him off so he left. He came with the building so due to rent control, I couldn't get him out. He threaten me with letter from his lawyer stating that the grass was not cut to his satisfaction, an 1" too long. He back charged me for all the years he lived there since the building changed hands. It came out to be 6500 dollars he wanted. I can fight and win in court, I think? My wife was pissed. Me, I was very happy to pay him so he goes away. He stiffed me my last month's rent of 850 bucks. As soon as he left, we gutted the place, remodeled it and rented it out to a couple of USC law students from Brazil for market rate at 2400.00. they have been wonderful for the past two years. No drama. Thank goodness, so we really take care of them.

Its seem that the trend is if you are low income or rent, then they are owe something and the gov must step in to protect em' from those bad land lords.

Oh yeah, its spreading to many other places.

I just signed and mailed the paper work for authorization to be the administrator of my deceased brother's estate. Probate hearing will be coming up to transfer the title
His toxicology results came back from the coroner ...
High levels of Amphetamine and methamphetamine. His choice.
The lawyer has advised me to stay clear of the house until I have legal authorization to basically become my brother on a temporary basis.

I can't inventory his belongings yet. Meanwhile the "Invited guests" are using meth.

I was thinking of "unlawful detention" or "ex parte" because my 93 yr old Father lives next door and is alone 20 hours a day. A public school, K thru 6th grade is exactly 100 yards away.

The one thing I don't want to do is end up getting arrested.

Out here in California, you can't make any mistakes. Tenants, Squatters, homeless, druggies and
everyone that isn't as privileged as you are victims of society failing them.
Gonna be a long haul but I'll get the house empty in a year or so.

I'd probably get arrested in CA, but that would never happen to me here. If my dad lived next door....all bets are OFF .

They'd be gone....period.

If you know or highly suspect the " tenants " are using meth or other drugs can't you call the police and ask for them to investigate ?
