Buying a fixer upper.
We made a offer on a house and it was accepted. The inspection is Monday, but unless there is something big that we couldn’t see, we will be buying. We are going to be replacing most everything anyway.
We plan to redo the kitchen, new cabinets, appliances, remove some walls. Gut all the bathrooms, all new flooring, paint interior and out. Wallpaper has to go also. All new lighting and fans. We are thinking of replacing everything with tile, but have looked at maybe going with the new vinyl wood look planks. In some areas like the bedrooms. On the outside it needs landscaping, pool area need at least paint, going to price pavers. There is 90’ of sea wall, I plan on adding to the dock. Also would like to change the front elevation. I’m not crazy about the brick, not sure what to do there. I’ve built new house before, my father was a home builder. Our current home was the first used home I’ve lived in, and it wasn’t that old and only needed paint. Hopefully this won’t turn into to big of a project. I’ll do some of the work myself, but I’m going to also get some prices as I don’t want this to drag on to long. I’ve been looking at Grady White and Pursuit center consoles in the 27’-30’ range. But I can’t buy a boat until the house we are living in sells, and that’s if I don’t get divorced before we get the new house finished.

This is our current house. We wanted to move from the golf coarse to a canal home. The canal homes are generally quite a bit more expensive.

Love the pool deck area.

The cabinat doors are fine, but the sides are laminate. The wife wants white cabinets, and a different style. I hate it, but we will be painting the wood doors also, and new baseboard trim.
The house was built in 91. The lady that lives there is the original owner. She’s a widow now and her kids are moving her out. It’s not terrible, just dated as the wife says about everything. And it’s a little run down here and there. But everything seems solid and straight. It was probably top of the line when it was built.

Looks to have good bones to work from in making it your own.
It'll be great having your boat right out back. Not far from the gulf either. Will you start the remodel while still in your current home, would be nice to get it done before moving in. Cheers Richard |

We are planning on starting before we move. We haven’t sold our current house yet anyway. It would be a lot easier. But if someone bought ours and wanted us out right away we would have to deal with it.
I still have my hangar so we could put some stuff there, or in storage if we had to. And take a vacation if the house was unlivable while being worked on. The plan is to start in the master bathroom first, and take out a few walls, take out all the carpet and flooring. And paint the garage floor, it will probably be the only time it won’t be filled with stuff.

![]() I second the Grady White. When I lived on Cobb Island, my neighbor had a 23ft CC Grady White and it was the finest boat of it's kind I have ever been on, before or since...and I have been on a lot of boats. Perfect for the Potomac. For folks really into boating, there are specific hull types for different water types. I'm sure you'll do the homework!

The houses look the same to me. What makes the new one a fixer? Just that you want to redecorate? That's not a fixer AFIC. That's just money thrown in a hole. Oh, you'll get a lot of pleasure out of a new look and a new waterfront location, but it's gonna cost you. Apparently you can afford that sort of thing, so go for it!

I currently pay 2400 for homeowner that includes hurricane. The hurricane deductibles are higher, not sure how much. I also have flood, it’s around $900, but fema only insures to $250,000.

We are getting to the point that many of the Older canal homes are becoming tear downs, so generally you are just buying the lot. The older homes were built in the 70’s, and of coarse they are on some of the better lots.
It will take me about 15 minutes to get to the harbor, another 30 minutes to get to the gulf.

I know, but I can do some of the work myself. And while I haven’t priced much down here in South Florida, prices so far don’t seem that bad. Things do move slow down here though.
I’ll be keeping track, I’ll know a lot more in about six months.
