I live in an mid century Eichler home designed by Emmons & Jones.
Luckily the model I have was the last one designed by them for Eichler. It has a 15 degree roof pitch with NO flat roof. Something to consider

One thing about building right now is the the amount materials have gone up in the last 10 months, priced a 2x4x10 lately? It will go back down not sure when.

There's nothing really ugly about it, just dated 80's color and a little styling.
I wonder what a copper roof would do with the right house and trim colors. Garage door, front door too.

Start saving for it now, and get it done a year, or two from now when the lumber prices, and Covid BS has settled down. How long have you lived there, and more importantly, how long do you plan to continue living there ?
Do it for yourself, and for getting a grin on your face every time you pull into the driveway for years to come ! |

looks like a nice solid house.
we got a few estimates re: renovations. pretty certain my doctor works for far less money. would have been less expensive to move further up the hill. : ) |

I sometimes wonder in major renovations if it would be cheaper to raze the house to the ground and build a new home.

My neighborhood is very good. Single level homes are in demand since old people live moving here.

I prefer the before. Modern is overplayed in my opinion. Maybe just make some minor changes including the colors.

If you move to Canada you won't need the ammo, just a good furnace.
Will be interested to know what rough price he throws at you. Not sure if hiring a GC on their last job is a good idea, if he pulls the plug and something is wrong later do you have recourse? I'm thinking he is probably willing to do a couple more because costs are way up and he is charging 15% on costs, at least that is what GC want up here.

Cliff, its not bad looking, how big is the house? If you are just looking to make that modern, Popping off that roof ain't gonna do it. Windows need to stretched in length a bit. Blow out the ceiling and jack that up to a 10' to create the illusion of have a much larger, open feel to go modern since the roof is coming off anyway. Maybe expose beams with the right type of lighting, you might just enjoy it so much that you may never go fishing again. Just make sure you pay that young guide for his scheduling you in for next year. Lighting will make or break the interior. Most contractors I know install recess lights in the middle a few ' apart and make sure they are symmetrical. That's NOT the way to do it. That light should light up a certain object and allow the light to bounce off the wall to fill other spaces in its surrounding areas. That's another story for another day.
