i'm gonna need to work some SERIOUS OT.

my wife and i have been batting around the idea of taking the 1970's roof design off of our house, and making it much better.

let me draw you a mental picture. my roof is pancake flat. all okay, but some 1970's house designer thought it would look smashing to put a parapet around the entire thing. to get on my roof of the main house, i have to climb onto the garage flat roof. take a aluminum 5-6 foot ladder and lean it against the parapet wall..then take another 5-6 foot ladder and lift it over the parapet and lean it against the wall from the other side. then i can climb up a ladder and down the other side. rain runs to the corners and flow into scuppers. i am at the mercy of my neighbors oak trees. i climb up annually to clear leaves. all well and good, but i am not getting any younger. in a siege, the parapet would be nice to duck behind to reload :)

i want to take the entire roof off and install a semi sloped roof. modern looking. then i can do some fascia updates, some new windows, new modern garage door, etc. make it look nicer and less "brady bunch neighborhood". maybe even SOLAR!!

i was just visiting my friends full house remodel. i was halfway talking chit and i told asked the Contractor (who told me he was retiring after that job), "you should do my house before you retire!". he is doing a great job, and it was a design/build thing. full drawings and everything.

he just told my wife for us to give him a call and get a cost estimate.!! yikes!! he will do our job before he retires! . i really want to do it..install some real lighting and stuff on the insides while i am at it, some vent-able skylights.

just a pic to show the idea of a remodel.

Wow! That remodeling rendering is one of my dream houses. Do it! I’ve never met anyone who did Construction the right way who wished they hadn’t done it, and I’ve met lots of people who wished they did it earlier or did it right the first time. Do it now.

varmint 11-12-2020 02:02 PM

right now your house is on the border between 70s tacky and a classic. i think it will fall on the side of classic. and some future owner will ***** about you for destroying the parapet.

if you are determined to blow money put in a skylight that you could open for roof access.

it would make it easier to get ammo handed up to me.

Id like to see a pic of your house in its current state

Captain Ahab Jr 11-12-2020 02:18 PM

Is the picture the before or after?

LWJ 11-12-2020 02:25 PM

Vash,

That picture is GORGEOUS!!!

I have remodeled three homes while I lived in them. I made good money on them. Ultimately, I think I made a poor decision. The time suck, the drywall dust in my lungs, the disruption, and the financial reward don't point towards this in my experience.

That said, I live in a house / neighborhood that I absolutely could not have afforded to buy when I bought it had it looked like it does today.

If you LOVE the area and house, only after this should you contemplate a large remodel.

Otherwise, buy someone else's project or build new. Consider. Say your remodel will cost $400,000. What would selling your current home and buying one that is $400,000 more costly look like? Which is the better path?

Good luck. A fun process no matter what the end.

908/930 11-12-2020 02:28 PM

Vash, where is your roof insulation located right now? On the deck or in the trusses? Will you need to add more to get to current code if you redo the roof? Reason I ask is that house shown has a nice thin edge and if you have your insulation on deck it will make much thicker, I guess they can bump up the wall to hide it, then a full wall rework.

I do really like that look though.

vash 11-12-2020 02:56 PM

my home is kinda ugly..i hesitate to post up the pic..even among friends. :)

Think I won the Pelican ugly house award before starting my build ;)

The remodel looks amazing, really, really cool, there isn't one part I'd want to change, you have to do it!

A good builder is hard to find so if it's his last house before retiring you know he's going to make it the best house he's ever done

My next house project may involve removing a roof too, so I'd really enjoy following your build

plain fan 11-12-2020 04:09 PM

I think it looks great!

We aren't your friends, only your internet btiches:D Now, show it.

The whole thing is very stressful especially if you live in the house. I tell my clients that often and suggest if its within their budget, move if the whole thing is being gutted but the bedrooms or the bath. On a job requiring the whole roof to come off jsut to pitched it, its a big mess. Give it some thought on the interior walls and see if they need to be moved for better flow, larger baths or kitchen. Its only money, Cliff. Hey, look at it this way, you can do the engineering calc to save some bucks.:D

The sad thing is in 20 years the FL Wright designs will be sooo last week :)

fintstone 11-12-2020 07:05 PM

Reminds me of this one in Albuquerque near one of my homes (but a little smaller):

I think the current style is charming. But that rendering is amazing. Good luck with the decision.

ckelly78z 11-13-2020 01:41 AM

Wow, I love that new concept design, and can see the transformation would be a large undertaking, but maybe Captain Ahab Jr. could help out with the stone work, and install a driveway rotisserie for you ???

KFC911 11-13-2020 03:53 AM

Well .... there goes yer Bass fishin' ... poof... gone :D!

If someone started a Pelican's ugly house contest, I'd win! But it's paid for, taxes are reasonable and I've got an air conditioned 900 sqft garage.

Your remodel design looks awesome!

Sooner or later 11-13-2020 06:43 AM

Looks great. Better be sitting down when you get the price quote.

Also, will the remodel fit in with the rest of the neighborhood?

That's a nice house. Like the rendering, you'd be amazed at what a color change can do.

3rd_gear_Ted 11-13-2020 07:12 AM

I live in an mid century Eichler home designed by Emmons & Jones.
Luckily the model I have was the last one designed by them for Eichler.
It has a 15 degree roof pitch with NO flat roof.
Something to consider

Superman 11-13-2020 07:15 AM

That rendering is amazing.

908/930 11-13-2020 07:37 AM

One thing about building right now is the the amount materials have gone up in the last 10 months, priced a 2x4x10 lately? It will go back down not sure when.

Evans, Marv 11-13-2020 07:50 AM

^^^^^ Sobering comment.

1990C4S 11-13-2020 07:54 AM

Let's wait for Milt to comment on how 'ugly' it is...

Shaun @ Tru6 11-13-2020 08:11 AM

There's nothing really ugly about it, just dated 80's color and a little styling.

I wonder what a copper roof would do with the right house and trim colors. Garage door, front door too.

ckelly78z 11-13-2020 08:27 AM

Start saving for it now, and get it done a year, or two from now when the lumber prices, and Covid BS has settled down. How long have you lived there, and more importantly, how long do you plan to continue living there ?

Do it for yourself, and for getting a grin on your face every time you pull into the driveway for years to come !

911 Rod 11-13-2020 08:34 AM

You're doing this to avoid moving a ladder around the roof?
Be cheaper to buy a bunch of ladders and call it a day.

creaturecat 11-13-2020 08:37 AM

looks like a nice solid house.
we got a few estimates re: renovations.
pretty certain my doctor works for far less money.
would have been less expensive to move further up the hill. : )

Shaun @ Tru6 11-13-2020 08:40 AM

I sometimes wonder in major renovations if it would be cheaper to raze the house to the ground and build a new home.

vash 11-13-2020 08:55 AM

My neighborhood is very good. Single level homes are in demand since old people live moving here.

I don’t think I would lose too much. Not since I’m getting old myself. :)

berettafan 11-13-2020 08:56 AM

Vash that house you posted is a pretty typical design in Canada. Maybe a move is in order?

Too far for him to be handed more ammo:D

911boost 11-13-2020 09:16 AM

I prefer the before. Modern is overplayed in my opinion. Maybe just make some minor changes including the colors.

908/930 11-13-2020 09:18 AM

If you move to Canada you won't need the ammo, just a good furnace.

Will be interested to know what rough price he throws at you. Not sure if hiring a GC on their last job is a good idea, if he pulls the plug and something is wrong later do you have recourse? I'm thinking he is probably willing to do a couple more because costs are way up and he is charging 15% on costs, at least that is what GC want up here.

jyl 11-13-2020 11:11 AM

Post a floorplan of your house, with rough measurements, and let the Braintrust cogitate! Serious.

look 171 11-13-2020 11:23 AM

Cliff, its not bad looking, how big is the house? If you are just looking to make that modern, Popping off that roof ain't gonna do it. Windows need to stretched in length a bit. Blow out the ceiling and jack that up to a 10' to create the illusion of have a much larger, open feel to go modern since the roof is coming off anyway. Maybe expose beams with the right type of lighting, you might just enjoy it so much that you may never go fishing again. Just make sure you pay that young guide for his scheduling you in for next year. Lighting will make or break the interior. Most contractors I know install recess lights in the middle a few ' apart and make sure they are symmetrical. That's NOT the way to do it. That light should light up a certain object and allow the light to bounce off the wall to fill other spaces in its surrounding areas. That's another story for another day.
