LA County extended the moratorium thru September 30th.

But Newsom says he’s going to reimburse every small time landlord. Yeah right.

Now that I think about it, I had a conversation with a friend a few weeks ago about deadbeat renters etc., he said the one time he owned rental property and had a deadbeat renter he wanted to get rid of, he simply transferred ownership of the property to his Dad by a quitclaim deed. That ended the rental contract since he no longer owned the place. Once the deadbeat renter was out, his Dad quitclaimed the property back to him.

Here in La La land, the tenant comes with the house or property. You can't get rid of them. Oh, at the same rental rate too. Only if it was that simple because I passed up a bunch of homes that had a tenant in it when we were flipping homes. No one wants those because it takes a lot of money to remove them. 15k+ of moving fees. If there's a elderly or special kid in there, you are looking at 25 k+ just to move them out. Today, every one of those damn kids is classify special ed, so I am not sure if I want to go down that road. Realistically I am not even sure if they fall into that cataloger. Tell you one thing, I am not sure if I really want to find out.

Ah siht. I know that was too good to be true. I like to know more about the definition of the small time landlord and that payment.

I think I have it guys. I have texts. She is denying access to the property . She will not let in my realtor, repair man, and tonight, she denied me access , by text .
These are all considered breach of lease , and the courts will evict on lease violations . Told to me directly by the clerk at the magistrate
I have been watching what other landlords have been doing in similar situations . Just madness,

Pa, will follow. Unreal. I can hear the sound of that big window smashing in my head already . That is one year and 6 months holding my property hostage .
Can you imagine the backlog in the courts when this lifts ?

Go back and read every word of the lease. Read up the eviction moratorium. It's a pain in the ass, but you'll come up with more ammo to get her out. You need a strong case if you want to go to court and win.

Here in flyover country with 10 rentals, have not had one tenant miss a rent payment. I will admit, I did get a little concerned when this chit all started. We have been back to normal since last summer though.
Sorry to hear your troubles ffr. Seems like some ole west style justice could be served.

Wow, I just don't even know what to think. Once again, I was holding out hope .

They wait till the end of the month to announce it every time too, those sneaky little weasels.
Its like they are trying to purposely confuse and stall us . Keep us in the dark .

Long time buddy has 32 housing rentals, all paid for, in Salem, Oregon. We shared the cost of a Sun Valley condo for the '71 PCA Parade. Some multi units, some single family. Now 80 years old, still managing the properties. I've urged him to sell for years...but he says can't stand the idea of paying the capital gains...

Anyway, couple of weeks ago, he told me the moratorium, supposedly with state helping the landlord, has cost him $60,000. Of course, property taxes, maintenance, insurance costs continue to escalate.

I was a landlord for a bit more than a decade...nothing but problems. Happy I got out of that game...

I was a landlord for few years. I know for sure I made the right decision to sell that house, and dump the money into paying off our current house. Our house is long ago paid off, and I am never going to be a landlord again.

I think.i recall saying something about a swirl of madness picking up speed back in 2012..but i could be mistaken my memory just isnt what it once was.

Landlords are in a distict miniority whose rights can be conviently be brushed aside by decree for the greater good of society.

If considering the landlord biz, I think you'd want to see the percent of renters vs homeowners among registered voters.

The greater the majority of voters who are renters, the greater the chance of legislation and taxes than homeowners - and, by extension, landlords - may consider to be not in their interests.

I couldn't find a comprehensive list, but a partial list is here and you could dig the info out from Census data or perhaps real estate industry sources.

Sell the property to a bank, use a 1031 to purchase an alternate property, and let the bank deal with her. I was able to upgrade nearly all of my rentals this way in the last 12 months.

As soon as I walked into the house, wife was pissed at the news she read. No eviction has been extended to August 31, 2022 for ua. Mother fkin' 2022. Another year of this BS. May these politicians die of very slow painful death and suffer for years bedridden.

I haven't looked into it yet, but my wife's info is normally accurate.

I thought it was unlikely that it would go a year, but not its been over that. I don't thing we can write of off neither as lost income. Where the gov to help us? Nothing surprises me anymore.
