We left three homes empty jsut because I don't want to let them live free and destroy the home without paying a dime only to have to spend money to evict them and redo the house. I know many are doing the same damn thing.

It's happening around here too. No one I know but it's all over the news. "Utilizing these empty houses a part solution to the housing problem" - what a laugh. These tend to be large very gracious homes that homeless people with dysfunctional lives would trash in no time.

The owner of the empty house already pays tax for their homeless life choice, why should they be forced to provide a house for them to wreak.

I am too deep into this. Some of the houses are paid for. We own no apts but a couple of duplexes but most are single family homes. I busted my ass in the past 10-15 years doing this so I can have a choice to retire at 55 in the up coming couple years. I don't know squat about the Real Estate Investment Trust and have trust issues with my money through some co. I know nothing about.

Thing is, apts here are still trading and are priced very high. Most of my friends are thinking about selling their apts and reinvesting in the southern states in commercial properties. I am worry for sure, but this is my kids college funds and theirs to get ahead with. Don't ya hate this, we bust our asses and they get to benefit.

ok, I'm just telling ya that the govt. regards a place to live as different from other things. They are going to regulate it, and the big fish will have depts. to deal with it.

I know and see the writing on the wall in this state and have been thinking about how to transition that into something else but don't know what and where. My thinking is selling some and do a 1031 exchange and buy in places like CO or elsewhere where the folks from the west coast or NY is flocking to and ride the wave. Not sure if I am willing to travel to manage that yet?

Well, police got involved and were able and willing to do something about it. I know of two units at this apt complex by the LA river that the bunch of homeless had broken into after it was boarded up awaits for remodel. They occupied the place for a few days before the residents at the complex complain to management. Management can't do a thing about it, cops refuse to take any action because its now a civil matter and they now have resident's or rental rights. Its their home now. Eviction papers must be files and settle this in court. Courts are closed due to covid and yet, they sell and use drugs out of that place, other renters had to put up with it. We can only thank our law makers. You know what I say to that? Those very nut jobs voted those in office now they have to live with their decisions. AS sad as this may sound I hops this effects their children because these are the very same people ( with babies in their arms) protested, blocked the vehicles against the city for moving the homeless out of Echo park (a place with million dollar homes within walking distance to the lake, full of filth and up the ass with homeless and drug dealers). Yep these are mostly renters that are protesters blocking the city from going in. Fooking sad if you ask me.

Gangs and drug dealers supply the homeless and push drugs through them. Its big issues here because local gangs want control of a certain area of the homeless population according to my new neighbor next door to my mom's. He's LAPD who works the inner city gang unit. Heck, I don't even know his name.
