Driveway pour and some pads - cost ?

So my gravel/asphalt millings driveway is beat . Rain runoff the biggest offender . The driveway is 12' x 200' . Then there are five various sized pads to be formed and poured . Total square footage is 4250 or 56 yards of concrete .

I have received two quotes so far . One for 32K and the other for 28K . The higher quote says the driveway has to be dug out and hauled away . The cheaper says the driveway just needs to be skimmed to flatten it out .

Are these prices the going rate for concrete ? I have one more concrete guy coming out next week for a quote . I did a generic online search and labor is around $3.00 a s.f. and concrete is around $125.00 a yard . That gets me to 20K .

If those prices are accurate then the two quotes are tacking on 8K or so as " other " ? Any of you guys in the concrete biz ?

How thick and what psi and any rebar or pilons?

For my 5" rebar-reinforced back patio i paid just under $15 a square foot, which is admittedly pretty proud but that's Denver in the middle of the spring so you gotta pay if you want someone to even look your direction.

Rick - have you considered pavers? Or even washed shell?

I realize it's not apples to apples but just thought I'd mention it anyway.

I've used both here for walks and drives and they work really well.

Everyone I've talked to said you are in the right price range of 125-150.
Are you setting up the forms or are the concrete folks doing it all?
Also, remember that site prep crucial (think prep before painting a car)

Quotes are for them doing all site prep and install of the forms . My days of concrete are in the rear view mirror . Not interested in doing any of the work myself .

I never thought of pavers but with the pitch of my yard which then flows onto the driveway I think concrete or asphalt is the only options that can survive long term .

Almost every inch of my 2.5 acres is pitched . Even though I have a drainage ditch on the uphill side of the driveway when it pours hard the water just flows .

Since you have a pitch to deal with (more work) and currently have loose material where the pour will be, I would definitely go with excavating for a solid base you may have cracking problems in the future.

Biggest pet peeve of mine is seeing driveways and walkways (hardscape) installed too low.

There are plenty of situations that you are stuck with whatever slope you can get, given the existing height of the garage and house slab and distance to the main road.

But, in situations where there is a lot of length to work with, such as 200', no reason the drive couldn't be elevated at least 6" above conventional height. Maybe even more....

You established the costs. Now figure in the overhead and profit. Actually those costs are favorable compared to here.

We had ours redone. Similar size - slightly bigger pad. We too are on a hill.
Part of it was regrading the entrance from the road.

Used to pour down the driveway off the road when the under-road pipe clogged.
Now there’s a slight slope back to the road for 20’, the driveway is elevated 18-24” above where it used to be and life is better. A good backhoe operator can work miracles…

I just did 50 yards on my rental about a month ago. My thread on the AR find. My cost was 28k but that included the grading with a tractor and my own guys did the forms and steel. I wanted the slope done properly with drains all leading into a well and pumped out through sump pumps spec'd by yours truly the FOOKING city. You estimate seems to be about right.

The third contractor is scheduled to come out Thursday afternoon . With 3 quotes that will give me enough data to make a decision . The feedback you guys have provided is also helpful .

The 3rd contractor just left . He will send me the quote tonight or tomorrow . He is the first guy that specified what concrete they will use . He said 4000 psi concrete WITH fiberglass reinforcement AND wire mesh . And they cut expansion joints every 10 foot .

Just based on that I expect his price to be much higher but we shall see . But it sounds like he can provide a better quality job assuming his crew is good .

My brother has had a lot of 'crete poured at his place. I've no idea what he pays but it sure is nice to have now that it's done.

The 3rd quote came in at 27,650 . So the 3rd quote is 450.00 less than the 2nd guy . First guy was 32k worst case I didn't like how vague the first guy was.

It sounds like the 3rd guy is providing a better product with fiberglass additive and wire mesh . One thing that was consistent with all 3 contractors was they required 50% payment the day they show up with the crew .

The balance of the job is paid upon completion . I am going to think this over and then make a decision next week .

I'm in the building business, but I poured a 20 x 25 patio on the back of our daughters house. It had a 1' smooth border with tabby in the field for $3660. Not the best price, but cheaper than if I had somebody else do it.

Next up, paint the brick and landscaping.

Just spoke with him , nice guy . He verified the prices of 27,650 and 28,100 are aggressive but in the ballpark of $6.00 a sf for contractors doing all the work .

I appreciate the heads up thank you . He did suggest I request a lien release so I am covered with the concrete supplier . I asked the guy with the 27,650 quote if that was possible . He stated no problem to provide a signed lien release .

So I am going to think it over for the next few days and make a decision. I just fired off an email to my Morgan Stanley financial advisor to make sure we are on the same page . It's all good 😁
