			I'm looking for a rough estimate...the cost of adding a room to a 1970's ranch style house, say 25X30...a home game room.  Forced air heat, good wiring for lights & stuff...no plumbing. 			Thanks for the advice...here in rain country, poured foundation, crawl space underneath pretty much a must.  Sturdy  flooring, 10-12' ceilings preferred..too many chalk marks on low ceilings.  Peaked roof with 40 year composite shingles.  Flat roofs don't work where it rsains 4' a year.  Yeah, I want a game room, suitable for a 9' pool table.  Thinking of giving up the whole P-car scene, doing a bit more of the staying home thing.  What's my car worth?  Uh, considering it's age, quite a bit...mid 5 figures.  But really, I want to know the cost of a good game room...all the comforts except "wet".

			I use $100 per sq ft as a rough estimate and it's been very close!

			Yep, tables are heavy...now realizing that for the cost of adding on I could rent a lot of table time, including the 90 mile round trip to the nearest decent 9' tables...Damn, thought I may have had a plan.
