There's 16 acres (6.5 hectares) for sale near me for $250,000, and that's considered very high. It has a 1.5 acre pond fed by a spring, graveled drive, electrical power already in place, but no house yet.

I remember the PP tax in the "Commonwealth" from my days lawyering in DC.

Highway Use Tax (HUT)
North Carolina collects a 3% Highway Use Tax on vehicles in lieu of a state sales tax (General Statute 105-187.2). The tax is assessed each time a title is transferred. The maximum tax for commercial vehicles (vehicles with a weight greater than 26,000 pounds) is $1,000.00. All other vehicles are charged 3% with no ceiling. And how closely do they look at vehicles' actual value? check out my sig block... if it's "just" a 1973 2002 (for example) it could be worth $500. If it's mine, it's probably worth $20k.
So will they just see a list of old cars and figure they're not worth a whole lot? No appraisals required, I assume. JP |

I don't believe any county has zero PPT, but some are lower than others.

AS a former long-term resident of Upstate New York, why hasn't anyone made reference to the lousy Winter weather as a factor that discourages industry from establishing itself there? Energy costs, transportation that can be curtailed by blizzard or ice storm, lost workdays, etc. I would think that if I were a CEO, I would be looking at somewhat predictable weather as one factor to be considered when looking for a place to locate.
