I believe the average boat in the Great Lakes is 18'. They get very pricey beyond that length...

Fla is loaded with used boats, Guys who didn't sell last year have dropped their asking price radically on the big ticket ones.

Build it and they will come.
I have been building a Marina out in the Desert. People stop by and shake their heads, for they can not understand why I would be building a Boat Dock in a sea of sand. Then I tell em its for the day that CA has the Big One and sinks into the sea. Then all those boats in CA will have to have someplace to dock. People then shake their heads in an appreciative nod at the foresight and wisedom of what I am doing.
