Tell him to check out the FHA program. Otherwise he may qualify for the bailout that bush signed - would lock him in for 5 more years.

Rick Lee has some good advice. My question is what is bringing his credit score down so low? If he can afford the current payments (I didn't read every post), I would address the credit situation first...and THEN do the refi.
I mentioned this in another post but you would be amazed what can be wiped from the credit report. I have first hand knowledge of a score that got raised over 100 points by disputing EVERYTHING that's on there and then seeing what gets deleted. That would be my humble advice. Start with the credit, then the refi...if your friend can make a couple (few) more payments under the current terms.

Thanks, he said he tried that and was rejected because of his credit. His situation is much improved and I think he's been on time for the last several months so a few more won't kill him if the guideline is 12 months clean.

Thanks, yea he's working on his credit and he can afford the payments but they hurt. I'm sure he'll be able to do something in a few months.

If he has a copy of his credit report, I'll ask my guy if he can look at it and ask what he can expect if he went the credit repair route. Free.
