Some gas water heaters have a sort of mixing tube to get water mixed up so its not hot on the bottom and cold on the top. Is it a pilot or pilotless ignition? I don't know, I'm just spit balling here.

Interesting.

On electric W.H.'s you can wire a 'timer' to shut off the heater during times of the day you do not need hot water. Never heard of that on a gas unit however? I guess it could be done in the thermostat circuit?

Water heaters have 'dip tubes' that direct the cold, incoming water to the lower tank (towards the burners) for heating. I guess if it's an older unit the dip tube could have come loose/degraded and cause warming problems?

Just random thoughts.

Have you drained the tank in the last few years? Has the tank spoken to you when the gas is ignited------like a klunk-chunk-dink-klunk (repeat for a few minutes). If so you have calcium deposits in the tank and they are doing a dance. Maybe the anode rod has rusted out and has fallen to the bottom of the tank and is blocking the churning device. I've never heard of that device but there is a twisted baffle in the gas flue that spins the flame to heat evenly.

It could be the gas regulator is clogged with pipe dope or yellow pipe tape at the gas entrance to the regulator. This stuff comes from many sources and can be fished out. You can also replace the regulator.

Replace the old tank with a gas on demand unit. Make sure it can handle two devices at one time or you will be in the shower with goose bumps when the dish washer turns on. About $2K installed.

Most of my information is from years of property management issues.

Good luck,

Are you the first one to take a shower in the morning?

I had a problem with our water heater that turned out to be a $5 fix. Hot water heaters use whats called a dip tube to take the cold inlet water all the way to the bottom of the tank. The hot water is then taken from the top of the tank at the outlet. The dip tube tends to break off after a few years and you'll only have 5 minutes of hot water.

If your tank looks internally like the one above, any money $$$$$ and time to repair will be waisted in a few months when the tank starts to leak. Water heater dip tubes=$10. Replace the anode rod=$45. Labor ???????
Most consumer tanks have a 6 year warranty. Yes there are better tanks but consumers looking at Lowes or HD want cheap. The dip tube rod replacement requires you to remove it. Get out the biggest pipe wrench and 3 foot cheater pipe because it has rusted and is now welded together.

My connections were not corroded and it took me all of fifteen minutes to replace the dip tube once the tank was cooled down a bit.

C'mon Dueller, he has a hot water heater to heat his wet water. Either dip tube or sediment in water heater. Folks, draining your heater every year can cut your energy bill significantaly due to sediment slowing the heating of water. Also anode tube replacement every couple of years.
