Thanks guys.

Charles, I live almost walking distance from Ben Avery. I can hear the gunfire from my driveway - music to my ears, except I heard a really loud one early this morning. My VA CCW is good in AZ, so I'll do the AZ class when I get around to it. I think I'm gonna keep my VA residency a while longer, since I've paid plenty for car registrations and taxes, which I'll never get back if I switch to AZ before expiration.

Don, I'm riding my bike to San Diego for business on Thurs., returning late Sunday. So I can't exactly get to wrenching right away. But I'll see you at Gogar's show next week and hopefully bring my 993, if I can get it looking presentable again. It's filthy and a stone put a big crack in my windshield. Also just noticed a fog light trim ring disappeared on my BMW. The roadtrips out here took their tolls on my cars.

Now I'm about to ride out to the BMW bike dealer in Scottsdale. Love it here!

I kept it sane...didn't notice the ring being gone, even after I washed the car when I got to Phoenix. I'll be happy to pay for it, no question.

I just noticed it today. Could be that I lost it on the way home from Deer Valley yesterday. Joe, Eric and I were busy assembling my M4 in the secure parking lot and I didn't give the car a look over before I left. Some passing car spooked us into more sensible behavior than showing an assault rifle near the flight line. So we got in our cars and dispersed.

At least you're within half a day's driving distance of the Pacific I love PHX this time of year but man it gets freaky hot in the summer.

We're driving to Phoenix on Thursday via I-8. I'll keep my eye out for a 1200GS heading the other direction. We'll be in a gold Land Rover Discovery. Ride safe.

I'll be easy to spot. I'll have on my high and low beam HID's, no windshield and will either be wearing a flourescent yellow or black BMW Club jacket, black helmet, black pants.

Volumes initially bottoming then rising are a prelude to accelerating price declines.

That's the way it worked in CA during the 1990s housing bust and that is the way I expect it to work in the current national housing bust.

When the price declines start, volumes dry up because sellers won't accept the lower prices. They take their homes off the market and vow to wait until prices recover. Eventually, many of those sellers are forced to put their homes back on the market at prices below the first attempt. The compulsion can be from financial pressure (can't carry the house any more), life pressure (got to move for a new job etc), or simply reality setting in (prices are not going back to 2006 highs for a long time). Then volumes rise, and rise, as prices fall, and fall.

In the 1990s, in CA, volumes dried up right after prices began to fall, then grew until by the mid-1990s, volumes were almost back at the peak. As many people were selling into the trough prices of 1995/6 as had been selling into the peak prices of 1989.

There are some differences this time. Credit has dried up much more than it ever did in the early 1990s, so if the government can get credit to come back, that will help volumes - but not prices. When credit returns, it won't be zero down on imaginary income - which is what drove prices to the peak.

Enjoy the temps now, it's these eight months or so that we live for.

Not too many geat driving roads on the north side of Phoenix. Gotta go way north or over to the Mesa/ AJ (Apache Junction) side of town.

Just returned from N. Scottsdale BMW Motorcycles. Wow! The gun club nextdoor is unreal. I've never seen a store before that had a dedicated display case for just suppressors. And there's even another specialized class III store in the same strip mall. Unreal. I need to win the lottery.

Values are leveling off. For a while they were in sharp decline (but then they doubled in price in a year a while ago so thats life) and are now stabilizing. In parts of the valley housing prices have actually started back up, so feel that another 3-6 months and our area will be in that situation.

Does not matter, I have doubled my profit in this place already and have to have a place to live. Love it out here so will stick it out.

Green mountain forests full of large trees and campsites on the east side of I-17 midway between Phoenix and Flagstaff. The driving in there is sweet with a lot of scenic interest. You'll get a completely new look on the state if you haven't been up in there yet.

Sorry for the misquote. I have spent some time in various deserts (Vegas, Mojave, Las Cruces, etc) and just remember that during the hot seasons, the heat never stops.
Kind of like when I lived in NJ, the cold seemed to last for ever sometimes.

After doing a quick fact check:
"The hottest day recorded in Phoenix was 122 degrees on June 26, 1990."

Another Example:
Death Valley is one of the hottest places on earth, attaining the second-highest temperature ever recorded, 134 degrees F. in 1913.

Don't get me wrong, I would actually live there if life takes me there.....
