Man I can't get a break...
SOooo I posted last week about how I was about to be moving to a new house. The house is that of an old friend who moved away a few years ago and has the house for sale. He wasn't getting any offers, and so I asked to lease it from him for a while, with the possibility of buying it from him later. He liked that idea and offered to lease it to me until next summer, by when I shall have figured out what I'll be doing. We just talked about it over the phone, no real details, but he said he would talk with his real estate agent about getting me the keys and work out a deal with her, keeping the house for sale until the end of the year.
Normally I wouldn't want to rent a house that could be sold and thus leaving me with having to find another place, but again this is a long time friend and the house has been for sale for 2 years with no big interest (it's small, old, and there the housing market around here is overpopulated with cheap nice houses for sale...) I planned on getting this keys this week. I called him again to arrange the details and as it turns out he had just been in contact with his real estate agent, and somebody had made an offer on the house. He isn't sure if it will go through or not, and if not, says he'll go ahead and let me know ASAP. So I'm most likely back to house hunting, again. The keywords "affordable" and "new/nice" and "spacious" cannot be had at the same time when looking for an apartment around here.

Ouch, that sucks. Just when you think the whole universe is conspiring against you....
.... you get confirmation that you're right. Something better will come along. You're probably getting ready to meat a couple of bisexual bikini models that are in dire need of a room mate in their mansion that's mostly paid for by their sugar dadies. (yes, the typo above was intentional ![]()

On one hand I'm really happy for my friend... he's a nice guy, got a high paying job out east and moved there last year, put his house up for sale, asking a reasonable amount. Has a lot of old student loans from 3 degrees that he suddenly had to start paying on... Guy's making 75K a year + and is essentially broke, paying a mortgage, rent on his new house, loans, etc. Selling his house would be a huge deal for him.
I offered to lease his old house from him for the price of his mortgage every month... it was a good deal on both our ends. I get a nice place to myself for relatively cheap and he breaks even on the house for the time being, and doesn't have to pay to keep it up (he pays a neighborhood kid every month to keep the bushes and grass trimmed since he no longer can). But, regardless, I'm in a pretty bad pinch now.

If the offer falls through, and you do move in, do you know that the house won't be sold out from under you in 3 months, 6 months, etc? He seems like a natural seller, selling that house would pay off a bunch of student loans and/or help him buy a house where he actually lives. I'd want a 1 year lease and a 1-year option. Unless the house is such a great rental deal or you expect (and he agrees) that you'll buy it yourself.
