Local input requested on Jacksonville, FL real-estate

My financial planner has suggested that I look into purchasing rental property in Florida – specifically Jacksonville, FL. His father has successfully purchased 3 rental properties, and seems to be profiting nicely on his investment. I’ve contacted his real estate agent and property manager and have been looking on line at properties – mainly 2 or 3 bedroom condos. I’m intrigued with this proposition since his network of resources is already set up.

I’m hoping that I could get some further personal opinions from local individuals to the area (some unbiased opinions from people who are not trying to sell me something) before I go down in person to look at some properties. I haven’t been through Jacksonville in many years, so I’m sure that the landscape has changed since I was there last. What are the neighbourhoods to avoid? Areas that are better than others? I’m hoping for something near (but not necessarily on) the water – ability for long term rental is the goal.

It might be a good time to buy there-I inherited a condo in the Mandarin - San Jose area that took 2 years & a $30K price reduction to sell.

I'd say get a house in gainesville instead, north/northwest of UF but not far. Rent only to grad students or (para)professional workers ... lots of medical folk in and out, plus UF, etc.

There are a few for sale near my mom's house - when the gators score, you can hear the crowd...

A lot of military rent here, and are good renters. You really need to figure what area, how much you want to spend & your target market. Unlike northern Cuba, people still speak English here, and we have descent weather.. Feel free to PM me if you have any questions. I've lived in the Jax area most of my 46 years, but have traveled, so I do have other areas to compare to it, plus know most of the area, so can give you the plus & minuses..
A friend has this building for sale at the beach..

As a landlord, I only want property that is close enough to me that I can keep an eye on it regularly.
