Legitimate businesses that don't want/require natural light

Looking at a warehouse building for conversion into a residence (with large garage for me) and also some office spaces. The building has a very large basement level.

One option is to punch a big lightwell through the ground and upper floors to get light in to the basement level. However, I was thinking maybe some businesses don't want or require natural light.

My short list do far is film editing/ video post production etc, photography studio, software coders

Can anyone think of any others? Building is in a gentrified inner city area so no noisy/ heavy industry uses or car parking or storage type etc.

Does the pelican collective have any other ideas??? Legal only please.

A first step would be a review of what your Sydney city zoning regulations allowin your particular zone. Then you can start with knowing what you can't do with it, or if you need a variance passed by the review board. Then start thinking about restrictions the zoning demands for certain uses, like dedicated parking spaces, things like that.

But if you wire/build the basement with enough electrical lighting, you should be able to put any business in there. The question should be more of what business couldn't be placed into a basement?

Most "cubicle farm" type offices....

Semiconductor, biopharm, drug manufacture, food processing, medical testing (pretty much anything where you don't want sunlight promoting accidental bacteria or biological growth) all tend to avoid natural light. I think it's unlikely you'll get any of those wanting to relocate to your basement.
