Pretty sure I sold my house

I stuck a "for sale by owner" sign in the yard about a week ago. The weather has still been crappy here, but a family came by and looked it over a couple of times and are suppose to stop by after work to sign some papers and give me some earnest money.

So I guess I need to get serious about finding a place to live. If everything goes thru it should work out perfect for us. My wife has a job till the first part of May, the buyers are wanting to move in the end of May.

We have been either selling, throwing away, or giving stuff away for the last month. We are really trying to get down to only keeping a few things. We are putting everything that we plan to keep into a storage building for now.

Our plan is to rent a place month to month down in Southwest Florida while we look for a place to buy.

I was pretty shocked that the house sold this fast. We are not in a hot market by any means. I was planning on just having the sign out for a few weeks and then list it with a realtor. My wife knows the family, they have always lived in this area, so it looks like it is going to work out good for both of us.

Cool, congrats! I'm told that the genuinely nice places will frequently sell without even being listed, even in a slow market.

A friend of mine hammered a for sale by owner sign in his yard. Before he could get back in the house a guy had stopped. The dude that stopped bought the house. It took longer to get the abstract up to date and all the legal paperwork done that any other step.

Good luck with your house hunting. Just remember, 3 car garage minumum!

Take it easy, eat and sleep good, keep well ahead of the official schedule.
You will be needing a lot of energy later. Save it up.
That goes for the SO.
Keep her well.

Watch the paperwork but keep your mouth shut.
Help the buyer, even after the fact, even when not obligated.
Talk but don't give too much information.

Yep, big move for us. But we have moved a few times before due to work. And she was an army brat so she has moved from Germany and back.

This move is by our choice. And we can always move back or somewhere else. We needed to sell the house regardless, it was getting to be more than we wanted to take care of.

You can get in touch with a title company and arrange closing with them. That's what we did on the first two houses we sold by owner.

Congrats, I agree with MBA, you can use a Title company to close the deal for you. I have also used a generic real estate contract I got from office depot to write up the agreement. Good luck.

Just an update, we are using a title company for the closing. The house appraised out ok so we are looking at a May 15th closing. I have a condo rented at a place called Burnt Store Marina, Punta Gorda, Fl. Ive got that set up for May 19th, that will give us a few days to get down there, Im flying the plane and the wife is driving her car. I'll put the Boxster in storage for now, or may get a friend to drive it down.

We have been really getting rid of a lot of stuff, most we are just giving away to family and friends. Some things I have been selling on craigslist, I'm also going to put a few things on ebay.

So we will be living out of a suitcase for a while. And we are going to start looking hard at Punta Gorda and Port Charlotte at first. And we want waterfront with gulf access. I'm going to have to start researching boats now also.

Congratulations.

At least you did not have a realtor in the mix yet.

The first house we bought we looked at based on a FSBO sign.

Seller had a deal with a local realtor for reduced commission if seller brought the buyer.

Sitting at the closing table exchanging checks and the realtor said they wanted full commission.

Wife and I look at our attorney, he leans back and says "not our problem".

Seller, their attorney, realtor and his attorney leave the room, lot's of raised voices can be heard and after 10 minutes they come back. Realtor smiling, seller, not so much.
