Re roofing cost
Anyone know the approximate cost per square (10' x 10') to re roof with 25 year architectural shingles in SE PA area? I have 26 sq I need redone.

Not sure of the final cost since it's very area-specific. Just make sure to watch how they load up the roof. Ask me how I know...

Cost will increase if they are pulling off the existing shingles (recommended) and having to replace any damaged sheathing as well.

Re roofing cost
$300/sq sounds about right using the Boston area as a basis of comparison. There is a very wide spectrum of work quality in roofing - you may not want to go with the lowest bid you receive. I'd do some homework on all the outfits you receive bids from and find some objective testimonials. Talk with a few developers and see who they recommend.
They're very busy up here and bid prices have started to reflect it. Escalation is creeping up running 3-5% per annum depending on which estimator you talk to). Whether or not it'll actually "stick" is anyone's guess however. I think if there's one more solid year of construction activity you're going to see a dramatic increase in bid prices so you may want to target now or next spring (early) to have it done. Of course if you think the economy is going to crater then you could wait and get it done for a song later too... Depends on how much risk you want to take and how urgently it's needed.

Price will vary widely even in the same area. I just had 3 quotes for a 30 square roof with lots of dormers and it,s steep. strip old shingles(one layer) and reroof low $7500 high $13000.
I ended up paying a crew $25 a bundle plus material to cover over the existing roof instead of stripping for $4200 total including cleanup. At 63 I doubt I will need a 30yr roof and expect 20 yrs from the budget job .

had an Amish crew re-roof my house in NW PA this summer. They replaced all the sheeting as well. 3500 sq. ft. Cost me $10,500.00. Took them 3 days and they did a fantastic job.

I just had my small (1300 sq ft) old house done. One flat roof section added to the cost. Total was $5150.
I discussed my concerns with the salesman beforehand: no leaks and NO NAILs left in my driveway and yard. He assured me that they would be very careful. ![]() Last evening I went over the yard and driveway with my magnet and picked up 30 nails. I'm pretty sure there are more there yet. I'm thinking of subtracting $5 for every nail from the check I write him and see what he does.

Nails left on job site.
Had a gravel driveway to my back yard. Flat tire on my car, called them, they came out w/magnet dealio. Then flat tire on my trailer, called them, they came out w/magnet dealio. Surveyed with my own eyes and found more. $14,500 roofing job. I was pissed.

I paid over 18 grand for my new roof last year. The crew ran the magnet sweep at least three times. I still found a dozen nails. I found one just last week after an intense rain. I think some are stuck in the gutters and get washed out on occasion. I did only get one flat and it was a week BEFORE I bought new tires. I just used my spare, spare for a week. I have two spare tires for my Elky. That is a long story.

Typical contractor. They'll spin you whatever BS you want to hear to get the job then do it "the way we've always done it". If you'd put it in your contract you'd be able to withhold payment. If you do now you might get away with it if the guy can't be bothered to chase you, otherwise he could pursue a lien against your property and make your life a pain.

Tear-off or add another layer? Better to go to bare wood.
What pitch? How many peaks and valleys? Get a 35 or 40 year shingle. Well worth the few extra bucks in longevity since there's no additional labor costs for the better shingle.

Go with these guys! Stoltzfus and Sons (Stoltzfus & Sons Builders - Roofing, Re-Roofing, Roofing Repair, & Exterior Renovations).
Amish crew of five (father and two sets of brothers). Did my roof in Chester Spring a few years ago for 25% less than the next nearest bid. In and out in a week, there every day, drove a magnet around my driveway at the end of every day, replaced several sheets of sheathing, and were outstanding to deal with. Stephen Stoltzfus is the son who does the estimates. Highly recommended! Funny about the Amish. They won't drive (used Christian drivers), but jumped out and got on their cell phones as soon as the trucks stopped.
