Every single one of my personal homes that I've sold - above asking price. In a hot market - thousands, even tens of thousands, over.

I think you are right...but I hate to let them drive me away with their nonsense. Guys who are all butt hurt over losing some silly argument in PARF always look for opportunities for cheap shots in OT.

Last house I sold the buyer (first time) was being a real dick.

He was getting all kinds of bad / wrong advice from family and one night after his latest nonsense request I looked at the wife and said screw it, I'm pulling the deal. My wife thought I was nuts but went along. Called my attorney and told her to tell the guy to take a hike.

Next day I was heading over to another property we had to do some work. Getting gas, phone rings, new buyer. Deal was done in 20 days for $10K more than last guy.

People who are serious don't quibble and they don't waste time.

Kinda like OP's 7:30 guy. He could have had the car for less but he did not act aggressively enough and it cost him.

If every house you ever sold, sold for more than the asking price...even you should be able to figure that one out.

So shocking how uninformed you are about things you purport to be an expert in. Most homes in San Francisco, Boston, NY, DC, in the best neighborhoods - over asking price. Regardless of comps - someone will always want to pay more to get what they want. Get a clue.

When confronted with an embarrassing spotlight on a person low level of moral standards, they have a couple choices:
1) admit they would screw the other guy and not care
2) admit they need to improve their level of integrity

or the most common:

3) look for a flaw in the other person

This third option placates the feeling of guilt by using the childish school yard taunt "oh yeah, well, you do it too".
