Pulley Seal Replacement: What is the key to making this NOT leak?

I've read many posts. It seems like many people have problems getting the rear main pulley seal to not leak.

Curil T? Or oil, or ?

Should the seal be flush? Any other tricks of the trade?

I really don't want to repeat this whole process....
