Tough call with the miles. Even if the new owner puts 3-4K into it for the repairs you say it needs, its still a very high mileage car
218,000 and counting.
Looks clean, records, newer top, the coveted 16-x9 Fuchs etc.
Given what you say it needs $8000-10000 as is

Too bad you cant just keep it & run it into the ground or make
a Targa track car out of it
