I wasn't sure where in Ms you live, so I mapped it. My recommendation? Rent to a military officer or senior enlisted from Kessler AFB.

Commanding Officers loath rental issues and will
handle your grievances, if any.
I own a rental house and generally set the rent 10% below market, pick very carefully with an eye to the longterm. I also never nickel and dime my renters, they are, in the end, a customer.
Current folks have been with us three years and don't plan on moving.
