With the positive cash flow, I'd definitely use a management company. Expect to pay 10% and they will not even bother you on the basic repairs, etc. But, you must audit them regularly. That is if you're gonna keep it.

it would have cost me about $300/mo to rent out my first home (rent net of mtg, taxes, etc) but we sold it. i regret that. and not entirely because prices went through the roof but because accumulating real estate is how long term wealth is created.

I hear ya. That was my original intention buy it while I can afford it.

Someone wise once said " what doesn't kill you makes you stronger"

someone here said something like if it wasn't a pain it wouldn't be worth it later Or something like that.

We will give it at least a year. I am less attached to this house than my other two. I have put less money in it but still a bit of sweat equity. 98 cent tile vs 5.00 travertine fancy schmancy stuff.

I wasn't sure where in Ms you live, so I mapped it. My recommendation? Rent to a military officer or senior enlisted from Kessler AFB.

Should the renter be problematic, you have an amazing chain to pull...the chain of command

Commanding Officers loath rental issues and will handle your grievances, if any.

I own a rental house and generally set the rent 10% below market, pick very carefully with an eye to the longterm. I also never nickel and dime my renters, they are, in the end, a customer.

Current folks have been with us three years and don't plan on moving.
