With the positive cash flow, I'd definitely use a management company. Expect to pay 10% and they will not even bother you on the basic repairs, etc. But, you must audit them regularly. That is if you're gonna keep it.

I hear ya. That was my original intention buy it while I can afford it.
Someone wise once said " what doesn't kill you makes you stronger" someone here said something like if it wasn't a pain it wouldn't be worth it later Or something like that. We will give it at least a year. I am less attached to this house than my other two. I have put less money in it but still a bit of sweat equity. 98 cent tile vs 5.00 travertine fancy schmancy stuff. |

I wasn't sure where in Ms you live, so I mapped it. My recommendation? Rent to a military officer or senior enlisted from Kessler AFB.
Should the renter be problematic, you have an amazing chain to pull...the chain of command ![]() Commanding Officers loath rental issues and will handle your grievances, if any. I own a rental house and generally set the rent 10% below market, pick very carefully with an eye to the longterm. I also never nickel and dime my renters, they are, in the end, a customer. Current folks have been with us three years and don't plan on moving.
