I don't get why you would put anything but a cheap laminate floor in a house you will be selling in the next year. Any wood product is too much work and money to recover your investment. A laminate can be put down DIY pretty easily and it will be much better looking / appreciated by the next owner than carpet, so it is a good compromise. I have done many square feet laminate with very good success. I like the Wilsonart brand the best, even though it is a bit more $ than your Home Depot special!
