I am surprised one of the large corporate apartment complex owners have not filed a suit in federal court. It is just clearly overstepping the intent of the CDC's reason to exist. Public safety is a great thing, but not at the cost of a clear unconstitutional ruling from bureaucrats.

With BlackRock (who has acted as fiduciary to the Federal Reserve Bank of New York) and other major firms buying up TONS of housing, this will create a huge buying opportunity for them when the "little guys" get squeezed out of the rental business.

Follow the money,

Look into who the major stakeholders of Vanguard, Blackrock, and StateStreet are, and then who owns large shares of Moderna, PFizer, and J&J.

That makes sense. The big players that have the connections will reap the rewards of the renters market collapse. One of my buddies has several rental houses. Mostly in more expensive levels and to corporate renters. He still has a few no pay renters. He has had to dump money into his rental business just to survive. As soon as the market returns, and he can clear out the deadbeats, he is going to sell. He is done with the whole mess.

It is amazing how bad this is in some places. I own single family homes in five different states (was 6 states but just sold one)...and multiple homes in some states. I have not seen this with any of my homes. If anything, the "pandemic" has improved my financial picture as a landlord. The value of all my investment properties (and homes I use personally) has increased at much greater rate than in the past. Demand is great. I sold one that had been a laggard for years after listing for a single day (at a much higher price than anticipated) and pocketed substantial cash. All the others have behaved as before (rent on time) and I have raised the rents on all. Some move out at the end of their lease (like before) but I am able to rent those homes immediately at a higher rate. This has enabled me to pay down/pay off mortgages or refinance at very low rates. I reduced the payment in my primary residence by around $800 a month alone (with a simple refi).

This mortarium is just bad policy and demonstrates bad faith by renters. There are plenty of jobs and people that do not make much have regularly received huge amounts of social welfare to add to that. There is no excuse for most people to not pay their rent (other than poor choices on their part). How exactly do they (and Washington liberals) expect landlords to pay their bills/mortgages?

I feel very lucky to have two great tenants at my duplex. One pays automatically on the 25th of every month and the other comes to my house and pays cash on the 1st of every month. Neither has ever been late and they keep my property in great shape.

It is a de facto tax on the rich who should be paying their fair share..they can afford it...

Gotta be furious at the states here. The Feds provided $46BN to pay rent. The states couldn’t figure out how to get that money to landlords or tenants. Gross incompetence.

No.... gotta be furious at the federal government for even having a moratorium on evictions. If the funding and the lack of distribution can be blamed on states, then the states also should have been able to determine if any such moratorium existed. In this case it's the federal government saying "here's some money to fix the mess we're creating. Good luck!"

Well said, well said. Always the way in our obsessively capitalist world (before you idealogues get all freaky - I refer to our present world that always, disproportionately rewards capital more so than hard work), the rich are constantly whining.

Any gripe about financial equity that contains the statement...

These are the type of goobers who have sacked US of A "values" and can't see how their endless greed is ruining the "American dream".
