(2) Rip Wrap....I will probably need to apply this on the lower part of the slope to help prevent further erosion. Your experience? Can I do this myself?

Post a picture and what you are protecting and from what water source. That is key.

I have 1500ft of water front on the Potomac and there is no way I could have done it myself. A lot goes into the "wrap" that is very important and not understood unless you know what you are doing.

My neighbor is an expert and you will save money finding the right person.

Will do! But, out of pure interest, can you post some pics of your rip wrap project on the banks of the….historic Potomac? I’ve never been close but I’ve read the history….would love to see the real deal on your doorstep Seahawk sir!

Rip Wrap comes in all sizes. For us, we use larger stones to support and protect the wooden sea wall. We have been doing sections every year for the past few years.

There is a lot to it: Filter cloth, anchors, placement, etc. Also, permits are required. You should make sure of all the legalities.

Looking down river:

Looking up river. You can see the detritus from a storm on the grass. Constant maintenance.

As you can see there is sand on either side of the "bow" in the sea wall. Placement was important to keep the sand, which migrates during different seasons, a way to repopulate the beaches.

That is one reason we did it in stages...with more wrap to follow.

The farm is on the widest part of the Potomac. This view is looking south with Virginia in the background and the big D in the foreground.

^^^Stunning property sir!:eek::cool::p:D;)SmileWavy

Here are some pics that I just recently took of where the Rip Wrap project will take place. The idea obviously is to prevent further erosion of the steep embankment.

Upon closer inspection I'm probably not going to be able to tackle this myself as heavy equipment would be required not only to place the material but to also deliver the rock down to the worksite. I did get quote from Launch Construction..it ain't gonna be cheap! This will be initiated in late spring 2024 it appears.

25hr trip mostly sitting in traffic does not sound fun. Good thing you are not driving a F150 lightning, I guess you could carry a generator. You likely will avoid doing that again. After watching many episodes of Highway through hell, I will avoid driving through the passes in the winter.

Was thinking "man, I'd be fukced if I was in an EV!" the whole time!.....yes, lesson learned! We had a very strong Chinook front move in to southern Alberta. It was +14C when I left on Tuesday. I should have paid heed to the fact that whenever we get a strong Chinook front descend over the mountains, it means that the BC interior is getting pounded with snow! I found that fact to be very true!:p

^^^I forgot to mention.....Highway Through Hell...I've watched many episodes. Some real crazy dangerous endeavors that team experiences!

The kitchen back splash is now complete. Both main and lower deck railings are in place. Most lighting fixtures have been installed and the heat pump is up and running. We believe that it should be all completed in the next week! With Christmas and New Years fast approaching we unfortunately won't be back until early January....hopefully our first official sleepover!

The Canadian Rocky Mountains are in full splendour this time of year! I have enjoyed this view for 25 years now…and never tire of it!

I guess this means that she's complete! We're back there January 2-6/24...gonna feel weird arriving late that day to an empty house...may have to crash at our neighbour's place for one more night. We truly are blessed with having such great neighbours! They have made the last year...somewhat tolerable for us. Thank you, Thank you Donna and Neil!!

Merry Christmas and a very Happy New Year everybody!SmileWavy

That's definitely awsome. What a rush to make yourself at home after building a place you've wanted for a long time.

Thank you for the kind words gentlemen (and ladies)! I'll send some more pics of the interior later this week. Can't wait to fire this up for the first time....gotta good load of fir and birch for the initial burn!:
