My busy day begins.
Watching the F1 qualifying. I will head to the El Camino club breakfast which was moved up because of the OU TX game at 11:00. The Dutch are coming and I will try to meet up with them this afternoon. |
Well had a great shower at cars and coffee, I'm just glad it is sat, my usual bathing day. Dropped my tools off at the new shop, and was grilled by some of the employees about Porsche and how they compare to Subi. Apparently they have been talking about me before I even get there. I do know a few people in that hole, but I didn't think they would have a meeting about me behind my back. This is yet another reason I want to move outa here.
On that note I am showing the house this afternoon. Not the realtor........ME! Give me my price and I might even throw in Boxster. :) |
Out of curiosity, how have you priced your FSBO home?
When I went through the house hunt a few years ago, I noticed that FSBO houses were generally overpriced. I think those owners had overly high expectations (the market was still dropping at that point). One benefit of FSBO is to cut out the cost of the realtors (sorry, "Realtors"). So in FSBO the seller and buyer should essentially split the difference between the 6% commission the realtors would have cost. The house should be priced below market value by about 3%. The seller saves 3% that he/she would otherwise have paid the listing agent. And the buyer pays 3% less that otherwise would have gone to the realtors. Instead, I found that FSBO homes would be listed over market value, and that sellers often weren't open to negotiation. So their homes sat. Not just because they were blacklisted by realtors, but also because they seemed unreasonable. Not saying you're like that, Rick. But just something I noticed when I looked at 80+ homes a few years ago. |

Well since I am not a greedy sort, and the fact that I am motivated to sell, I took the tax value, subtracted the cost of painting (which the outside needs badly) also subtracted the cost of all new windows, because face it what 70 year old house doesn't need them replaced, and that is how I arrived at my price.
I looked at the cost to move, the balance owed on the house and the cost of what we are looking for in the area and I have close to 30k left over, so that is wiggle room. I am a rare breed in today's world, but I am not a fool. |

Great day to sit and catch up on the Formula 1 practice, GO WEBBER!!! Aussie, Aussie Aussie, oi...oi...oi!! But I know that tomorrow morning he doesn't have much hope of beating Vettel and the team management! If he is lucky and they feel like being generous, he might get to win his last F1 Grand Prix at the end of the year! |
Well just had my showing. Kind of hard to read the people but they loved a lot of the unique features of my house, like the rolled ceilings up stairs.
They'll get back to me. Now it is time to sit on my rump (after Beth and I go to the store) |

We're watching Bathurst 1000. Very windy here this morning and it sounds like something is loose on the roof. Hmmm. Lookout! Just been pounced upon by a black and white ball of fur with legs. :) |

Just left the Oktoberfest Cruise-in at the Petersen Automotive Museum. We really enjoyed it, lots of great automotive history on display there. And Porsche was the most represented (by far!) of the German cars in the corral. Now I get some quality time sitting in a parking lot while Lu shops at a Vietnamese grocery store. My life is so fascinating ;)
