The parents of a neighbor up the road contracted for a small prefab house for just the two of them on the family property. It's a really nice place now, but the builder sent it out with lots of things that didn't meet code. The problem for the company was the owner is a retired contractor and called in the County & a State inspectors & pointed everything out to them. The County inspector wouldn't let them finish until everything met code. The State inspector instigated an inspection of the plant where they produced the modules. The owner also got a $32K rebate from the manufacturer for his trouble & inconvenience. Modular homes are potentially quality constructed but with this one there were problems.

Architect and builder dropped the ball thinking prefab company would do the homework on code. All this should have been review (if I were the contractor, I would have slept with those plans for a few days) before it went to fabrication.

My aunt and uncle lost their custom built log cabin in Colorado in the 2002 fires. They rebuilt with a prefab log cabin out of Canada. I was afraid to ask the cost but I know they were much happier with the process the second time around.

Speaking of Canada with the abolition or modification of the NA Free Trade Agreement with increased duties on lumber imported in to the US the cost of building houses will be greater.

I don't want to get political but that is a fact that new houses will cost more to build in the future.

I just heard about a quote for a new house on Kings Mountain (the hills above Woodside, CA, about 70 miles south of the fire area). It's 1,500 SF, single story. The quote? $1.1 million dollars. That's $733/SF. The quote must have come from Dr. Evil, General Contractor.

In theory, the higher costs should attract competition, and that should drive costs down. If the price was regulated, the wait to get your house built may increase dramatically. not sure if that works in real life, however.

I was thinking about this overnight, this is too quick for a labor action to push up the price that far. Take the next step up the ladder and then it could be safe to assume that the supply (lumber, etc) has jacked the prices and yes, it could then be considered gouging.

I've learned tat when so many people say something (gouging) there is usually something to their gut feeling.

Build a small mother-in-law house now, wait until the demand goes down, and then build the fullsize house. (of course, the demand may not go down).

Also not sure who is paying, the home owner or the insurance company. Can the homeowner get a check from the ins co and wait?
