the roof was overwhelming in the photo you took, I suspect the power washing of the roof made a big difference.

I'd think about staining the brick a nice dark grey or something, even out the tones for a more harmonious brick color that can pick up the color of the stucco and the new color of the roof

Cabinet guy is coming today. We are going to have the angled wall where the refrigerator is removed and the soffits removed. We will let him come up with some ideas.

We are going to have the fireplace moved to floor level in the family room. All the flooring in the house is going to be replaced with tile.

If you do anything where you end up taking walls off, etc. then I'd strongly consider running CAT5E cable everywhere. Wireless is nice but wired is better. Cheap and easy to do "as long as you are in there".

That doesn’t include the dock and lift. But we will see, once you start it’s hard to stop. I’m doing some of the work myself, painting interior, changing light fixtures, small stuff.

We may have to put off some things, I would think the bathrooms, kitchen, and flooring is the biggest expense. Prices on tile have been $20k-25k.

Landscapers showed up today. Cleaned the place up a bit. Not much work done on the inside, carpenter was busy with his kids today. We think we have the cabinets figured out. They sent us some suggestions and the wife tweaked a few things. We meet with them on Friday to finalize what we want.

Also Friday the pool guy converts the pool to salt water, and fixes the hot tub/jacuzzi end of the pool.

Got a bid from the dock guy, unfortunately it was what I expected. And I’ll have to hire a electrician to tie it into the house. The existing electric is not sufficient.

I’m going with a 8’x74’ concrete dock with a 13.5k lift.

Triple palm has to go. How the hell are you going to make it a 3 car garage with it there?

Getting the bathroom reddy for the plumbers. I’m having the toilet moved and the shower moved. Also having the whole house repiped, I didn’t know that was a thing till after I bought. Evidently the copper pipes can leak under the slab, and the floor either has to come up and repaired, or the house repiped. I’m having all new tile floors put down so I figure I’d go ahead and have it done now.

The toilet will be on the right, and the shower on the left.


This is where the old shower and small vanity was. We will have a double vanity across the wall.
And the tub will be pulled out next. The new one will be in the same place.

Still a ways to go.



Still no kitchen cabinets, still have to do the pool bath. Still some painting and trim. Also waiting on the dock.

We have moved all our stuff out of storage so now everything is in the way, but it’s here and not paying rent.

Looks great. That was a nice house to start but your work is really making it pop. Very impressed with your plan and your work. I will never have the patience to go through a project like that. I think I see a condo in my future.

Purple wall left of the toilet. The shower is done except we have a ledge that will get the same stone top as the vanity. And I have to paint the purple wall.
