I generally get them on the lower end homes in older neighborhoods where the barrier to entry (price) is lower or where the market is particularly hot. Eventually the hard core ones come up with your phone number and start calling. The same Asian lady calls me three or four times a week about my house in the Atlanta area. I tell her no each time.

I have a Denver realtor that has found me each time I have moved and sent me a similar request periodically since the late 80s. He always tells me that the market has peaked and will soon crash...so I should sell now. I always laugh because if that is the case, why does he want it? Meanwhile the I get rent every month and the value has gone up to around 5x what I paid.

It’s no different that any other boiler room operation. If they call enough people, they will get someone who doesn’t know their ass from a baked potato and sells them their house for below market. It’s a scumbag racket, avoid these people at all costs.

I've actually had one or two (supposed) friends trying to buy my house. I tell them it's not for sale then talk houses and tell them what it's worth. They always pretend to look a little surprised. In other words they are thinking I'm a fool and they are looking for a bargain.

When I get scam calls, I just tell them in a completely calm and polite voice, “I’m going to sneak into your house at night and slit your throat while you’re sleeping.”

Sometimes, they just keep talking without missing a beat. It’s amazing.

I want to buy your house...

I had one call from an actual human claiming he had a client that wanted to buy a house in our neighborhood. I quoted him a price 4 times market value. My 85 911 is for sale at 250 grand if anyone is interested.

I have a client who is a successful RE investor/flipper. There are specific things he looks for like tax delinquency, recent divorce, no mortgage on file, obvious deferred maintenance, or simply desirable property that is not being utilized. He makes a reasonable cash offer that is below market for the neighborhood but very quick and painless transaction. At any one time he has about 30 properties with 1/2 being rented and 1/2 being refurbished for sale. They always look pretty rough when he takes them on but look great when everything is done.

An interesting guy, straight shooter, and pays my invoices promptly.

I've never answered such a call, but get plenty of texts and vms about it. To the texts I reply, "Fook off" and then I block the number. For the vms I just block the number.

Recently I was doing some work on my old Merc in my driveway and the garage door was open...

A guy who was visiting a neighbour walks onto my driveway and introduces himself and started asking about my 1978 911 SC that he could see through the open door.
He soon got onto the subject of "what's your 911 worth?"...

I said it's worth what someone would pay for it and right now that's about $90k. (Aus dollars and our Porsche market has always been crazy down here)
He scoffed and said I'll give you $25k right now. I did my best poker face and said no thank you.

Since then I never leave my garage door open.

(Hamilton's? - Melbourne?) I bought mine from a dealership on Grange road west of Adelaide.

There was some fuss over a drug deal or something and the dealership was closed by the cops.
Not sure what happened after that but someone is selling clay pots from that site now.

^^^^ The mailings started about a year ago...no mortages, older houses in good condition, but in "hot market" (for here) areas, and then land. The pic of the 1 acre lot with no address really prompted this thread. I don't have text enabled either...so go fishing elsewhere !

I get them all the time also, but I actually accepted one offer.
It was a little lower than if I had put on the market, but not that much.
Especially if you consider everything; lost rent, real estate fees, repairs, etc.

A friend of mine sold his home in the neighborhood to someone that left a note in his mailbox.
He was deceived into thinking the buyer was looking for a home for his family and grew up in the hood yada yada yada...
Buyer did a lipstick makeover and made close to 100K in less than 6 months.
Felt bad for the old guy but what can you do.
