B.S. to that. I sold a house this past January FSBO. Easy, peasy. I got asking price within a week and saved myself enough just by not using a traditional agent (and paying their 6%) to pay off my car and buy myself a new motorcycle.
Sometimes an agent might make sense but in my case it definitely didn’t and I made out rather well. Most times I don’t see them creating any value even remotely close to what they charge. |

A form letter that says "I want to buy your house" with your address and maybe a Google map photo is one thing...a serious offer with a price and terms is a another. If someone really wants my property enough to fund me and make a market offer...if the offer is close to what I would entertain accepting, I would call them and accept or make a counter.

I think we are saying the same thing but I should used green with "only 7%". The point was that when the tire kickers talk about us saving a little money by cutting out the middlemen, it's really about them saving a lot of money. There are occasionally people who will pay full market value or well beyond, out of the blue, but the professional flippers who cold call thousands of homeowners are going to have some overhead to recover just to to start with. They are not looking out for the seller's interest, same as realtors who only make money on a completed sale.

It can happen for real in a hot market. I have family in the DFW area (Rowlett), which is growing faster than construction can keep up. A tornado went through and destroyed houses within a mile of their neighborhood, and because of the tight construction market many homeowners were looking at months to even get a builder to start rebuilding. So there were realtors going door to door soliciting people to sell their homes. They got somewhere in the neighborhood of 25% more than they had paid three years prior and never even listed their house on the market. It worked out great because they were already considering moving.

Get off my lawn!

Just before my wife and I signed the mortgage to our house we both agreed, this was the last house we are buying and no more moves except to leave feet first or off to the nursing home. We have dome many upgrades to the house and made it our home. It truly would take a huge over market price offer to get us to move, and that will never happen.
The house is paid for now, and we continue to improve the landscaping with more flowerbeds and my garage is 3 car oversized garage with a scissor lift recessed into a pit. I have AC, heat and fridge and the real topper is a real bathroom in the garage. It is my dream garage and I am not leaving it. No one will pay enough to get us to move. It would be like selling one of our dogs, just not gonna happen. Ever.

I have a friend that does "We buy ugly houses". A lot of times, it as someone mentioned an inheritance and they just want to sell and be done with it. A lot of times there are family issues. I went to one of the houses and I was shocked the fathers military uniform and medals were left to be thrown out. The kids wanted nothing to do with them.
As far as buying one of these houses, never. The labor force is a bit less than stellar. |
