We Want To Buy Your House

Has anyone gotten a purchase quote from one of these companies (like OpenDoor), or actually sold a house to one? I realize these are investors so the offers are low…but, just how low?

Considering checking with a couple of them if our house hasn’t sold by the time the listing agreement expires in September.

My BIL did and he wasn’t happy at the final paperwork signing.

A lot of stipulations in the contract and they did not pay remotely to what they initially offered…

I get insultingly low offers all the time, like 30 to 40% below value. More they want me to give it to them

More likely to sell it to one of the kids on the cheap

Got a written offer from one of these "investors" for 30% below Zillow market value. The house is currently in escrow for 2% off Zillow market value.

I work in areas where a lot of people have paid off houses, but they are tear downs at best. And if the City ever bothered to really check, they'd be condemned and the inhabitants evicted. So I figure these "can I buy your house" outfits are probably generous for those types of houses. Anyone else can do way, way better.

An old neighbor and friend had someone approach him offering to buy his home. They said they were a family that grew up in the neighborhood and bla bla bla.
He sold to them and they did a lipstick reno/flip on the house and re-listed for almost 100k more than the purchase price.

I get several letters a year at my home address for my property in northern WI. All, "we pay cash, handle all closing, blah, blah". Most are sent from Wyoming/Montana. I suspect speculators/flippers/developers.
Oddly, they all offer the assessed value from my tax bill Fortunately, they have never called so I have not had the opportunity to tell them to F off.

I get non-stop calls. I always tell them I will sell for $2mil. They ask how I came up with that price and I tell them that is how much I need to buy my live aboard yacht. $2mil is "my" price, take it or leave it.

I get calls and snail mail stuff constantly about both my house and apartment building. They aren't in this to make you a good deal. They need plenty of room to fix and flip. If your place isn't selling, lower the price and/or fire your realtor.

I imagine people with terrible houses or those who inherited a house and just want quick money are the ones that sell to these companies.

I get the local Sacramento stations on my cable service, and I usually watch one of the local morning news programming broadcasts while I drink my coffee. If it's not personal injury lawyers spots it's "we will buy your home for cash & close in 5 days no matter the property condition" commercials. Really, all there is.

There is "person" named Lural that is quite prevalent in these ads. I'm not sure what's exactly going on there with him/her.... What says you ToBrah?
