Thank you. I'm cleaning the slate and starting over with new players.

Just to clarify, John was not the listing agent, Ivan was acting as his own listing agent. I never did go to Ivan directly (although the thought crossed my mind) - I did everything "by the book" through John. I just sent him an e-mail confirmation (so there's a written record) of my rejection of the counter-offer and a request to (1) return my initial good faith deposit and (2) to terminate our relationship as of this time.

I probably won't bother pushing this any further. As much satisfaction as I'd get hanging one or both of them, it probably isn't worth the trouble and I've got bigger fish to fry right now. Thanks to all.

Copy of the e-mail I just sent (made me feel kinda' good):

"John",

I discussed the seller's counter-offer with my wife yesterday and we have mutually decided that the property located at (street address) is not worth pursuing at the seller's new requested price and given the additional conditions he is imposing. We are therefore rejecting the counter-offer and putting an end to our pursuit of this property. The seller is free to entertain any or all of the other offers he has on the table by other individuals and I wish him good luck.

I am also, effective immediately, terminating our professional relationship. I believe I can (and will) do better with someone else and will be securing the assistance of another realtor to assist us from this point forward. I thank you for your efforts and assistance to date, but your services are no longer required.

You can either mail me back my initial deposit check on the above-mentioned property at my home address or I can come by your office to pick it up any afternoon or evening this week or next week (with the exception of tomorrow) - just let me know which you prefer.


I considered signing it "your pal", but thought better of it. Feel like I just cut 50 pounds of deadweight free from my life. Onward and upward.
