new pool b/y design, how much?
We decided on a design for the new pool and back yard upgrade, pics attached. Amazing what a computer can do nowadays. They will be providing a quote soon.
Anywho, anyone care to venture a guess at the cost? Just the pool and concrete work, not including landscaping. ![]() ![]() ![]() |

3 summers ago, we put in pool/hot tub which looks fairly similar. Not sure on size, ours is about 24K gallons, hot tub is raised. Was right at $45K.

Those prices sound about what we were expecting, we're budgetting a max of $50k for the pool and $5k for the lansdcaping etc. I've been fighting this for years but the wife suggested that if we get a pool, I get a 2 or 3 year old Carrera. You know, I've always wanted a pool ..... |

$30 to $40 k here in Phoenix.
I WOULD NOT put the spa with the pool. If the waters are mingled then you have to heat the ENTIRE pool to hot tub temps and thats far too expensive. If they are separate systems then fine.

I think in So Cal you would be looking at $60K ish.
BTW - get the pool pump/equip away from the house. It costs more, but get it way beyond the pool to the rear. IMHO.

You better want to live there a while because its not a good financial investment. 50K will get you 20K when you sell. Remember your home will be at the scrutiny of the tax man. Your electric bill will double also. I have been thinking about this also and weighed all the variables and hidden costs. IMO its not worth it. Put in a above ground for the kiddies. Is it worth $700 a month (Every month of the year) to get wet? Your taxes will go up forever...???????? Bob

Robert, I've been making the same argument to my wife for years. But how often does she say here's $40k, take that and whatever you can get for your SC and go buy yourself whatever car you want
![]() We plan to live here about another 10 years or so. Our payments are just over a grand now so we can afford it. the higher electricity bill will be a pain but we'll deal with it. both my kids swim like fishes, they will definately use it. I've checked into the tax thing, I've been told they can only appraise and raise the taxes for the amount of the improvements, not the entire value of the property. If they did it would be a deal killer. My taxes are only around $2300 a year now, if they re-appraised the whole property instread of just the pool that would shoot up the taxes to over $7k a year. |

For comparison, we put ours in 3 years ago, very similar to yours (w/o spa)...We got out for 25K. You might also consider a "swim-out step at the other end). Here's a picture about a month after it was finished (landscaping was not finished)
