How to get out on a Lease
I'm thinking about buying a house, and I'm in a year lease. I've lived here going on 4 years now. My management company hasn't been the best on fixing the problems that come to the house. Since i saw a really nice bank owned house for cheap I'm thinking about buying. Is there a way to get out of my lease without the paying the ridiculous amount of money to buy-out?

Sub-lease.
Mgmt companies aren't in the habit of negotiating leases? What's the hit for breaking the lease? Maybe you can get away with only one months penalty? |

Why on earth did you sign a year lease after living there four years?
Most places revert to month-to-month after expiration of the initial lease term. Double check your agreement and made certain you really ARE on a year-long lease, first of all. Other than that, I'd look at subleasing or what it costs to break it (as has been mentioned). Or look through your lease agreement for various reasons you might have to break the lease (i.e. things the landlord may have done or not done that allows you to make the case of them being in breach). Expect to lose your deposit.

The fridge broke a month ago. "bought a mini fredge till they fixed it; still nothing" the sink broke and they didn't call back, so i fixed that on my own. The water bill gets never paid. They wait till 3 months pass, let the water get truned off and then pay it. The buy-out is two months rent.

Sounds like grounds for you just up and leaving to me. I would think that them getting your utilities shut off would be breach of contract.
