Not an expert on this, but do consider tax consequences.
Find out if seller financing can be structured into principal and interest, and if that could advantage you, perhaps not now but down the road while it is your primary residence. Also if it can decrease your cost basis for the purchase.
I don't know the answer, so may be barking up the wrong tree here, but I would look into it anyway.
