The hunt for a house intensifies

I can't tell you how aggrivated I am lately at trying to fin d a new place.
In October our landlord informed us that we had to move. then he started getting pushy about it.

So, we've been looking since October. We need to be out by the end of March.

Finding a place in the area we need to stay, and in the price range wee need, has been incredibly difficult. One place that would have been great, I couldn't get a response out of at all. I found out why today - he's trying to sell the house he lives in now, and would have to move back into the house he "wanted" to rent...the same problem we're currently having!

The main anchor around my neck - my assembly guy who doesn't drive - is a major problem with our choice of location. Not to mention the kid who doesn't want to change schools. He's doing VERY well in his current school, and we don't want to see it suffer.

So, by the end of the month, we have to have found a new place, and be moved out by the end of March. It'll take a month to make the move.
3-car garages seem to be pretty rare here. My current garage/shop is 22x30 and that size is great. Oversized 2-car garages could work, but...forget it...none to be found. they're barely 2-car garages at that. And then, there's no real outside-the-garage parking to be found. Five cars between the woman and I.

Getting desperate here. And the landlord is still being a d*ck and doesn't give a *@#$ that he'll put me out of business if we haven't found a suitable place.


Saving up the dough has been a challenge too, with the $500+/month electric bills I've been suffering trying to keep the shop at least frigid enough to work in. I've already lost an amp and plenty of products because of the weather/moisture and temps in the un-insulated shop.

I think the large garage is the place where Macleod does his work. Can you rent a small industrial space to do the work? It might make things easier, and might be less expensive on a per square foot basis than getting the space attached to the home.

Yeah, is there any way to rent a small commercial space for the shop, then get more flexibility for the living arrangement? Maybe not ideal, but the clock is ticking. Also, does the assembly guy take buses - if he is limiting you to a very small (walking?) radius, suppose there simply is no suitable place within that radius?

Lease a wharehouse and park a rv or trailer inside it?

Sure. That would double my rent. I'd pay for a house AND a shop. Retail/workspace here in Seattle... isn't cheap...not to mention two electric bills, two internet bills, phone bills, etc...
if I had to guess at the rate JW pays for him shop, I'd estimate it runs him at least 15k/mo...if not more. \

Assembly guy is limiting me to a driving distance. It already takes me an hour to get him to work.

Corect. I live and work here. Shop/garage space is only for one car - the 911 - to park in. Rest of it is for work. See above answer regarding renting industrial space.

True. But, I'd rather take the probably few hundred bucks a month I'd pay for a storage unit big enough for a car and apply it toward the housing budget...thereby increasing our choices.

As it is, we're limited to about a $2,000/mo max.

What are the fundamentals of your business? Do they absolutely require face-to-face daily contact and/or local mailing?
If so, remaining local would be necessary.

OTOH, if keeping your current employees is a must, you could find arraingments for them in another area outside the city limits(tax/rent zone) and subsidize their costs as an expense.
