I'm selling and I'm tired of working in the yard

Moving in a month from a 3,000 sq. ft. single story house with five bedrooms (I only use use two bedrooms, one for the office, and one for the bedroom) a pool and 18 acres to a 1,920 sq. ft. townhouse where I don't have to maintain the exterior or the yard or the community pool. I'm getting so tired of this house, the pool filter system developed a leak, the front yard sprinklers won't turn on, its 100 degrees F here. Eff it, I'm calling someone. I used to jump into this stuff, now, I no longer have the stomach for the sweat and heat and effort. The good thing, is I'll no longer have a mortgage and I'll pocket about $100K at closing. Rant over.

Buying a Townhouse in Valencia, CA and the plan is to live there for six months, minus one day (so I don't pay stupid CA income taxes) and live the rest of the year in East Stroudsburg, PA. Next to my daughter and two grandsons. Five hour drive from Valencia, PA to East Stroudsurg, PA. bigger state than I thought. I might be in the Poconos this Summer, but I doubt it, I'm moving in July, maybe next Summer when I retire and drive the big ass RV across the Country. Definitely then.

PA has state income taxes too though? Are they much lower than CA's?

Hugh, my daughter lives in PA too, and I go right by Stroudsberg when I visit. I'd enjoy meeting up for a burger and brew to welcome you to this coast.

PA is one a a few states that don't have state income taxes on SS, IRAs, 401Ks or pensions. Compared to CA, which thinks that 9-10% is "reasonable", that is a mortgage payment in tax savings in PA in my income tax bracket. Property taxes are as high as CA, if not higher, but overall, its a net gain, at least for me.

Flatbutt, yes of course. I grew up in Boston and leaving CA after about 40 years. I can't believe the lack of traffic in the Poconos.

CA doesn't tax SS benefits. It does tax IRAs, 401ks, and pensions (private or public).
