The video ad above from the other building appears to show it's in much better condition. If that's the case, it's amazing how the board and their overseeing of maintenance can have such a big difference on two identical buildings of almost the same age.

Yes you can. There is also a disclosure the seller must sign. Knowingly falsifying this document is fraud. However, that does not replace due diligence. Caveat Emptor, if you are dissatisfied with the responses in the disclosure look further. Go to the city, ask the relator to get more info etc.

Wow, much discussion about interior decorating in a condominium that doesn't exist anymore?
My parents were brokers in real estate back in the 80's in the Destin, Fl area and Dad had a client that was a multimillionaire from New Orleans that purchased several condos. I can remember that each time the man bought a condo, he would have it totally upgraded to his style. I remember grass paper/wall paper was big back then and he loved the stuff.
When it comes to style and taste, to each their own.

You are also entitled to request a review of the master deed and by-laws pre purchase. It doesn't mean the seller will provide them (red flag) but you can request a review. Obviously you can not make any changes to them (not that you could do that individually anyway) but you can review them.

My friend bought a condo in Marin County. He discovered that the board was dominated by old women who were control freaks, didn't want to spend money, and drove off the good property managers. He had to get elected to the board to get the association to spend money to rebuild the condo's dock before it fell down. The old ladies didn't care about the dock since they don't boat or kayak. Now he is having to recruit a slate of candidates to completely take over the board. He's gotten sucked into all that HOA stuff just to make sure the building is properly maintained. Not what he wanted.

My friend who bought the condo locally is being pulled into the HOA in his building too. That board is not so dysfunctional, but the building needs some meaningful work (HVAC, elevators, etc).

I guess in some markets there is no alternative to a condo in particular locations and price ranges. I assume there are no waterfront houses in Surfside for less than bazillions of $. Where there is an alternative, I simply cannot understand why anyone would ever buy a condo unit in a larger and older building that is going to be like a 1990s BMW 7-series to maintain.

All is well, yes.

And the Ensign, well, she's now an Lt JG, and here's the text I got from her the other day: "3,264 days down, 29 to go." This is a video of Champlain South Tower unit 611 from July of 2020. Towards the end they are walking around in the parking garage and you can see some of the ceiling there, it looks bad, really bad. Notice the car that has a cover on it, it is parked by the column where the collapse is said to have started, notice the ceiling in that area and the puddle of water on the walking area. You also see the ramp where the water was raining down and the clumps of debris were in the video the people filmed a few minutes before the collapse.
The lady that purchased this unit was the lady that survived. She said she woke up to seeing cracks and got out as fast as she could, I can't remember her whole name, but it is in the comments of the video.

I don't know if I would've been calm during the collapse!!! This Lady probably survived because she stayed calm and thought about what she needed to do.
