I'll stick with my leather SRV hat.
I am looking right now, but I have to sell the house first. Not easy in this market, so I am going the contractor route and selling it at 45k below tax value. That will pay off my mortgage, buy a new place and still have a little coin left over. I am not greedy, just practical

OKC house prices have always been affordable especially compared to Jim's hangouts. DC & California are crazy expensive.
My co-worker put his house on the market and it sold within 24 hours. He bought a new place that was on the market less than a day. He missed one house he really liked that was on the market one day. Five people made offers. The real estate agent called all five and told them to make a new offer and the best offer get the house. It sold for 5 grand over the listing price with a cash deal. All of those are houses in the 200K to 250K range. That gets a very nice modern 3 bedroom 2,200 sq ft brick house with 2 or sometimes 3 car garage. The couple across the street from us is moving back to Nebraska.  They are great neighbors and we will miss them. It will be interesting to see what that house brings.

Morning Andy,
Well I am taxed at 225k and I am selling for 165K and also throwing in an extra 1/2 acre lot that can support another house by law. I just really want to get out of Va and start over. That and I don't know how many more cold damp winters I can take. The recent cold snap already has me limping and it isn't even cool yet, let alone cold
