Life of a RE agent... Spent the last several hours conversing with a lead online and setting up searches for her running rent v buy scenarios. Sounds like she is serious though. Visiting from out of state and wants to see properties next week.


Last night I was doing the same thing at midnight lol. Saw someone post on FB that they were looking for rentals so I jumped on it. Being on the ball gets leads, but ya gotta work the weird hours!

My Agent printed off the new listings for me, I would go drive by and see how accessible the front porch was, then tell her which ones we wanted to see the insides. Found this house AFTER looking at another one in the neighborhood. She didn't like this house because it was for sale by owner. She also didn't like making an offer on Friday the 13th to close on Halloween. She was freaked.

It upset my brother with MS because we were so busy with all the moving arrangements I didn't take him by to see the house before we moved him out of the old house and into this one.

Pissed of my other brother for two reasons. First we didn't buy another house in this neighborhood that his friend was trying to sell (it had 7 steps to get in/out and hallways so narrow your couldn't get a wheelchair down them??). Second I didn't have him come look at and approve this house before making the offer. Had been looking for a wheel chair accessible home for 2 months, this was the only one I found and our other house was already sold. As it was we only had 3 weeks to pack up to move.

The technology these days makes it nice. I can send clients a portal into the MLS where they can view the listings, and I can see which ones they view and favorite or like.

Did that too, but she was printing off houses that weren't on the online listings. Found I pretty much had to drive by the houses anyway to get a look at how much trouble it would be to make the front door accessible.

Worked out really well. Because the house is on the culdesack corner and low windows brother in wheel chair could sit in his room or at kitchen table and see down the block so didn't seem so confining.

The only listings not on the MLS these days are the FSBOs. And now there are so many sites for them that that it's hard to catch them all.

One house we looked at was owned by a former olympic swimmer. It had a pool that was 8 ft wide and 6 ft deep and the length of an olympic pool. There was a shed over one end that housed the racing dive platform. Assumed it was so you could get in and out of the pool in the winter. The pool was as wide as the entire wide house lot and had a bridge over the middle so you could get to the rest of the yard. The house was priced pretty cheap because of the weird pool.

There was one house in Nichols Hills, a really ritzy area, that my brother wouldn't let me make and offer on because the slab foundation needed piering. The concrete on the drive an front porch was crumbly on top and would have been easy to repour to make it roll in. 3500sqft, 3 bed with 6ft wide hallway going to the bedrooms with a huge bath for every bedroom besides the guest bath and a half bath between garage and laundry room. Because of the cracked and settling foundation it sold for only $70K. Got a quote of $10K to get it piered. 5 years later that house re-sold for $350K!
