I forgot the bugs. Take the bugs into consideration. If you like the outdoors, they will seriously eff up the situation - combined with the humidity. I.e. Tent camping is out of the question for four months out of the year. That's all summer all the time kids will be out of school.

If you have enough equity in your house and can cash out & pay for a house or decide to put a big down, maybe you could consider banking/investing the difference or some amount of it. Seems like you'll have an income and if things go south, you'll have that cushion to use to relocate if need be.

Went to High School in Oak Ridge, near Knoxville in the late 60's. The Smokey Mountains are wonderful, and above most of the humidity. Nashville is in the mudlands, hot and humid.

I've lived in the humidity of The South my entire life. Yes, it can be brutal. I've also been to the S.F. Bay area in August. Didn't want to come home. When I got off the plane walking through the door into the ramp in New Orleans it hit me like a ton of bricks. I was home.

I don't know too much about TN but am preferential towards small towns, rivers, mountains, rail service, and concentrated downtowns.
One town has beat Google fiber to the punch with socialized internet: Chattanooga's super-fast, publicly-owned Internet - May. 20, 2014 (That may be a good or bad thing.) I have a friend that lives and works there, she seems to like it. I get to Nashville for work fairly often and I always enjoy my time there.
There will be lots of camping opportunities, time to get some dirt bikes or 4 wheeler's. Bill |

I am a native of Murfreesboro. I've traveled quite a bit and you can't beat the weather in California. Central Tennessee is hot and humid in the summer. There are 4 distinct seasons and winters are generally pretty mild except for the last few years they were COLD by our standards. Fall is beautiful! There are several large employers in the county: Middle Tennessee State University, Nissan and State Farm Insurance. Housing is very reasonable compared to the west coast. It is true that you are 6 plus hours from the coast, but there are lots of lakes within a 60 mile drive and plenty of camping and hiking opportunities. I second the opinion on no tent camping - too hot and buggy in the summer. The people are generally friendly as long as you don't compare them to where you came from in an unfavorable light. Lots of people make that mistake and wonder why they can't make friends. Some parts of the city are better to live in than others depending upon your tolerance for traffic and the type of home you want.
