Ian - check out the city, homeowners assoc., county (does y'all even GOT counties up thar??), province and any other laws re ht.s and set backs

if he is really nasty, he will have the govts. make you tear it down if not to code

my one very nasty neighbor ("The Witch") filed 3 different complaints about a little paver based drive way I built on the side of my property farthest from her. The City wasted a lot of our tax dollars coming out here over and over again, but my work proceeded nicely. Yours might not.

Usually, you can grow trees in your own yard to any ht. you want (!) but cannot stop them from trimming branches over their property. usually, you cannot build a real high fence. now, all this is in the US and most of it is dervied from British common law. No idea re Canada.

I would just build a wooden fence as high as I could - put 2 layers of boards on it and then plant a bunch of conifers - we use Douglas Fir here, as they grow like weeds (in fact, they sort of ARE long lived weeds here).

If all else fails, build a trebuchet and load it with rotten poutine.

Put in a big BBQ pit in the back yard. BBQ an entire hog, invite over a lot of beer drinking friends. Do it on a day when the wind is blowing his direction. Repeat until he moves.

From a SOUND standpoint, I would recommend the following...

I would first buy some cheap sheets of plywood and hammer it up...see what the difference is in sound level due to your neighbors conversation, and then decide whether or not you really want to go forward with the project.

Try to get plywood that is about the same weight per sqft (not thickness) of the T&G (or other material) you might use. The difference in sound TL (transmission loss) between the plywood and some nice looking T&G should be ABOUT the same, as long as they are about the same weight per sqft.

Care must be taken to ensure no large holes or gaps in construction. Seal all small openings/gaps with non-hardening sealant (caulk).

If you are hoping to make a statement more than you are hoping to reduce sound level, then by all means skip to the nicer material first...

It sounds like you've already tried the nice approach.
The lattice is nice. I'd try to put in a partial sound block between the porches instead of rereplacing it. Unfortunately Bose dosen't make sound-deadening outdoor speakers.

You'll want to check the city zoning and code ordinances, but the fence height limits are usually 4ft to the street and 6ft between properties.
You'll probably need a permit first, and make sure to sink the posts 4ft+ into the ground below frost.
Check for setback requirments as there may not be enough room.

I would go for the concrete block wall, eight feet if you can get the permit, really cuts the noise. IF he ever moves and you get better neighbors you can shorten the wall.

When it comes to fences, in FL. where almost everyone has a pool, and fences are required by law for them. I'm lucky, I have great neighbors on each side, and I like my privacy in the back yard, as does Ken, so this is the new fence we are building ( he has kids)...

Fast growing hedges are a great sound barrier that don't detract from the look and value of your property. The only issue is keeping them trimmed. Check your local ordinances for easement restrictions. Keep in mind that if you seal up that wall, you will have less cooling breeze across your porch.

nice thing re concrete block is it will reflect a lot of their noise back on them

it's ugly too -- you can face it with wood on your side

do you have room for a hedge? it will indeed attenuate noise but maybe not enuff unless you have a lot of thickness there

Have no fears, I have a legal-limit 6' privacy fence (5ft with 1ft of lattice) all around the back. I do observe the # 1 Rule of good neighbors. The front & his side yard will remain unfenced - I am not that anti-social. The terrorist's kids come in the back often to retrieve stray balls – I have no issue with them – just too bad they have a turd for a dad. My wife said tonight: “He must have been neglected as a child. He always has to make noise to announce: I am here! Look at me!”

He is the 4th occupant of that house in the 13 years we have been here. We also had an issue with #2 - a Hong Kong business man who also liked to smoke & yell Cantonese in his phone in the driveway late into the night (morning in HK). The last family (#3) were also from China. They owned a clinic in the free trade zone & the husband was often gone tending to it. Really nice people. They moved nearby to a larger house. They want the kids to BE Canadian. Or is it really both?

On the other side we have a 2nd gen Greek family. Very nice family but very strange kids. More 2nd gen Greeks across the street - new parents – and very private. Beside them are a retired French Canadian-born couple who don't have long to remain here unfortunately. He is still driving but he shouldn't be (he crunched his daughter’s garage last year) & she has Alzheimer's we suspect – certainly increasing dementia. I went to their alcoholic stay-at-home son’s funeral in the fall. He fell down the stairs. Beside them our our fav neighbors – again retirees - he's from the Guernsey Islands & she is Estonian. Both came to Canada as kids. Beside them are a family of recent Romanian immigrants. Again, good neighbors. And of course, we are an American & a Hungarian who both arrived as children. Multiculturalism y’think?

Anyways . . . I have decided that painted plywood would be the easiest & best option for now. No permits & I can easily do it myself if I put my mind to it. It should reduce the tunnel effect that the porches have & I can easily revert if things improve. I will paint it white & face the inside with white lattice to dress it up. The exterior I will leave plain white . . . for now. I will keep the voice delay recorder option open.

T&G pine. Attach a 1" mounting strip to the post and the house. You can cut curved sections to match the roof line out of a 1 X 6. Then nail the T&G to it. Fill the 1" space with a 1" foam board and cover the inside with more T&G pine. Stain the T&G to match your house and then a weather pruf UV finish.

Fairly easy to build, won't cost a lot and the two layers of T&G & the foam should block out his chants.
