I don't get why you would put anything but a cheap laminate floor in a house you will be selling in the next year. Any wood product is too much work and money to recover your investment. A laminate can be put down DIY pretty easily and it will be much better looking / appreciated by the next owner than carpet, so it is a good compromise. I have done many square feet laminate with very good success. I like the Wilsonart brand the best, even though it is a bit more $ than your Home Depot special!

Glue to concrete? Are they going to install subfloor for you?

I finally removed all moulding/baseboard after painted them, arggg... to get them on top of the wood. After cleaning them, organized them well, ready to reinstall, I decided to get new moulding, ARGGG.
After everything installed, I now think if I do another floor, it won't be solid wood. It is too easy to scratch/damage it. The floor is brand new installed, I found so many cratches and damage already. I did more than one damage myself. The installer told me that he will be careful but there is no way that he won't make any scratch. He handled my wood sometimes more careful than I handle my 911.
On the concrete moisture, I did the plastic test for moisture on my concrete floor, first floor. The installer also did the meter test. According to the metter test, my first floor bare concrete is having between 1.5 to 2.5 moisture scale. There is this 1 spot, around 6 square feet, pegged his metter (max is 6). He said there must be something down there. I said "river?" He said "maybe".
I think I can decide what I will have on my concrete now, Laminate for peace of mind.

I think I'm prepared now and I'm going to be going with floated laminate in the office areas, and high value engineered floor, glued to concrete in the dining room, bedroom and closets.

Last question for me: What are the right questions to ask to evaluate an installer?
