I just had hardwood floors installed last week — dogs seem to slide around a little, I’m sure it will scratch and need resanding in 10 years BUT it’s real wood not some fake vinyl stuff ... just my 2c .. Id use vinyl in a rental “maybe” .. but I just hate the way the planks usually lift especially near any wet area :

Snap: Installation is time consuming, and the better stuff has a hard coating that will wear-out even a carbide tipped saw blade.
rrental (page 1) has the right idea. The newer self-adhesive vinyl is pretty damn impressive; and easy to install.

Just to update..
We decided on engineered hardwood. Has the look we're after and makes more sense then ceramic through 1000sq' of common area. It'll be glue to slab, hopefully we don't have any issues going that route. I'm sure it'll take a while for our 2 dogs to get use to it but... Install starts tomorrow, I'm pretty excited to see it go in. Thanks again for the input Steve |

I put down Marmoleum. Fantasic wear, easy to clean (no wax) and if you get large spills soaked up within a couple of minutes, no swelling or other problems. If your sub floor is tight and doesn't squeak then the new floating floor shouldn't either. I laid mine over 30 lb. felt, not some foam s╟!t. A sheet of cheap vinyl underlayment flooring is even better.
