Putting IGU's in conventional wood sash is almost impossible and highly impractical. First, the sigle glaze rabbet isn't deep enough and 2nd, the total gap in the IGU will be 1/4" when 1/2 to 5/8ths has been proven to be ideal.

Best to use a tilt pack.

And you still won't get the optimum gap.

You said no condensation, none at all on the glass inside the house at -20? At the low temps you get there, that is pretty good, how low is the humidity in your house? If you are noticing a real difference in heating this year check the spring loaded flaps in your bathroom fans or anything that could let air flow through the house. Do you have a fireplace that air is flowing through?

Zeke knows more about window installation than anyone I’ve ever met. I have decent knowledge knowledge of installation technique, but my expertise is in the window product itself. I’ve done a lot of work with windows and stucco houses so I do know a few tricks for repair or replacement without breaking the bank or ruining the house. That’s why I suggested going in from the interior. If there is a trim board between the window frame and stucco cladding on the exterior you can take off the trim and go in that way too. Usually you lose the trim but that’s cheap compared to cutting back the stucco.

Absolutely. The OP stated that the windows were installed before stucco so that integrity should not be disturbed. IDT the problem is with the window to building structure. Some windows like sliders just get a lot of wear.

Problem solved: lots and lots of duct tape!

Did someone mention Glazers?

The wife and I are looking for a house closer to the new granddaughter. She loves this one, but it was built in 1959 and there's mention of window updates in any of the disclosures.

Wow. Actual window experts. I'm going to ask here next time I'm about to do something creative.

If house is feeling colder is it really because some windows have lost their 30% argon advantage?

Internet search says:
Windows and Doors | Engineering Extension

Single pane is u value of 1
double pane is 0.5
double pane low-e coating is 0.35
double pane argon filled is 0.4-0.3
triple pane low-e is 0.25
