If this is true, all the homes on the beach will be rebuilt.
Nobody believes that will happen. I have lived here practically my entire life. Forgive me for allowing my decades of personal experience to color my perception For some, reality is inconvenient

On note of reality, the Lahaina fire happened about a year and a half ago and nothing has been rebuilt so far. In fact, not one building permit has been issued yet. One deciding factor of whether to rebuild or not in the LA fire should be your age

Reality.
Folks with means and cash flow will rebuild ... in CA and the mtns of NC/TN/GA etc. and along coasts. Many of the less fortunate ....are even now moreso less fortunate. NC ... it will take years ... I'd bet CA happens faster tho'. Big $$$ talks.... no money ... they walks. Same as it ever was... reality. |

There is a metric crapton of money that wants to live on the coast or in the hills looking at the ocean.
That kind of money will buy lots from the people who don't want to rebuild, and have their architects design cool fire-resistant houses. Automatic fire shutters and retardant spray systems will be status symbols. Seriously, if I lived in SoCal and had a metric crapton of money, I'd have my people hunting for lots, ideally multiple adjacent lots, right now.

BlackRock does not purchase individual properties.
https://www.blackrock.com/corporate/newsroom/setting-the-record-straight/buying-houses-facts Recently, BlackRock has been the subject of speculation, misperception, and even mistaken identity in media reports and on social media regarding our role in the U.S. housing market. We want to make perfectly clear: BlackRock is not buying individual houses in the U.S. Blackstone does buy individual properties. https://www.resiclubanalytics.com/p/blackstone-will-thirdlargest-us-singlefamily-portfolio-completes-tricon-residential-acquisition According to Parcl Labs’ proprietary database, once Blackstone completes its Tricon Residential acquisition, it will have the third-largest U.S. single-family portfolio (61,964 U.S. single-family homes), behind Progress Residential (83,502 single-family homes) and Invitation Homes (81,716 single-family homes).

Blackrock is too big to buy individual homes.
The real question is whether they have ownership or investment positions in companies that do. |

I wouldn't rule out a buyout of some of those coastal properties by a nature conservancy consortium. They will be well compensated and EVERYTHING has a price.

Now when it comes to Blackrock and the other major buyers of real estate, javadog is dead on, as a few of my realtor friends have pointed it out for the last couple of years. If a company they own buys property, it is still them buying it. I know we have some realtors here and they can tell you how the market is being changed to get rid of the little guy. I have not spent enough time out there, still have friends telling me that I was insane for not moving out there when I was offered a golden opportunity and have no regrets. Dennis has made it clear that he hates Florida, probably the same reasons I have always come home to Florida. Now I hope that no “ groups” are able to buy up the real estate from those who owned and lived there. I also hope that those people are not Taxed and feed out of their property.

Just to be clear, Byron, I don’t hate Florida. It’s just not a place that I would want to live. I know that there are plenty of people who love it there. Different strokes for different folks.

This is simply, categorically untrue. Why you insist on posting misinformation is beyond me. No one who stays in the same location is going to have their property taxes raised due to the fire.

I have lived in both FL and CA. I enjoyed the weather in both. Now that I am older and the cold bothers me so much (and my wife even more), I am looking for a winter place where it is warm now as our activity level goes to crap in the winter. I almost feel like I am hibernating...and winter seems to go on forever. I like the CA climate better, but FL is my likely choice because it is closer to family (and taxes are lower).
It is 11F with a windchill of -2F in Asheville (vacation home) but at least no snow on the ground. I am glad the pipes did not freeze...and glad I am not in a tent like some. I have no ambition whatsoever to go out and work on storm damage/cleanup here. It may just have to wait for spring...as the mud piles on my drive and in my yard are frozen. Even the tree limbs are stuck/frozen to the ground. Unfortunately, it is pretty cold in much of Florida now as well.

I am not sure about Blackstone, but there are lots of people rubbing their hands now, waiting to go in for the kill. Socal or should I say LA especially, all the burned areas are some of the highest real estate pricing in the country if not, ranked pretty high up world wide. I see buy out from older folks who wouldn't be able to stomach a long drawn out construction process. If they do, insurance will not pay full pop to replace the high end, architectural gem of a custom homes ( All insurances are sq footage people) and I am not talking about those higher end, big sq' cookie cutters homes in many other parts parts of the country. The custom work are so complex that the insurance normally will not pay to get it back to where it was unless its documented, I suppose? I know a number of those homes out there like the back of my hands, that's was how I made a living for about 15-20 years between the Palisades and West Hollywood right along those Hollywood Hills.
The older folks will take what money they can and leave. They have had their time there, enjoyed the ocean views and the higher standard of living, so its time to take the money and run. I am so fearful that muti-story condos will go up to replace many of these original homes, big lots, trees, and seclusion with great views (already happened in Brentwood). LA's planning dept is so geared up for that type of building due to lack of housing. I hate to see that turn into the "Valley". That wasn't the Valley when I ran around there in my youth. Then there's the mandated low income housing that come along with that type of muti-story construction. Talking about fooking up a nice neighborhood. I have little interest in helping rebuild out there unless its someone or the house I know. Just this morning, I was at mom's talking with my old neighbor's sister who lives in Altadena. She rounded up four of her neighbors to set up a meeting with me to talk about rebuilding. Three of the neighbors have access to the original plans so that will make getting funding from insurance easier but the permitting process will be a drawn out fight. I might do that due to the fact I have long history of hanging around the Pasadena Foothill area. This is the part of Altadena that had lots of older, mansions, old money. The Greene and Greene I restored nearby years ago burned to the ground. I like to rebuild that again since we had done a lot of research and design on that particular house. Oh yeah, they want those Muti-story condo up there too since parts of that area is zone for R4 which was changed out years ago but due to the historical houses, many of the owner refused to sell. Sad. |
