I think that would be hugely popular Paul. My wife’s little brother does waterfowl hunts in central KS, and they built a lodge on her parent’s land several years ago. He is booked solid for the entire hunting season, and starts filling up about one year out. Unlike him, you have the advantage of one amazing view as well.

- I'm really glad people have found some value in this thread.

I own a large block of land in a remote location (700 km from my house). It's near the ocean.
A blow up tent setup would be a great option because squatters have been active in the area.

The Ducks Unlimited folks were here yesterday, again, and we worked through the next steps with my neighbors on either side of the farm. You have to do that.

The neighbor to my right looking south owns a construction/pier/deck/seawall/etc. business...he wants in and will build a platform for the tent system. It is a really neat design that meets the higher end duck hunter desires.

His son and Jack are friends and see this as a positive for other business ventures down here...they are both a lot more forward leaning than their two dino dads. They have a camping spot on their farm that I'll take some pictures of.

I had no idea how much some folks are willing to spend to do this and we are going to wait until next year to make sure we get this right.

You have a beautiful spot, I suspect they will do quite well. With my BIL’s business it’s about 50% the hunt, and about 50% getting away from the city and drinking with your buddies.

Thank you. I finally did see that at 14:06 and again. Missed it beforehand. Actually it was huge. AFA bugs go IIRC when you are cooking they stay away. Also do insects get out much in the rain? IDK, I haven't camped much since I was 15. My grandfather was the only camper and he died. End of camping.

The only "camping" I've done as an adult was way years ago at Willow Springs and Riverside race tracks. I guess we camped at the Colorado River a few times but I don't remember how. We started drinking at 7am each day. We were only behind those that started at 6.

There was no chef run kitchen and all the foo foo in the early years. Started by a couple escaping the corporate world. They spent 15 years planning and accumulating the capital to establish the site.

"Glamping" was not a word yet when they first opened in 2004. And initially they were not about that, but it evolved into a terribly expensive destination.

The whole camping thing was inexpensive mid century. Now it costs more to camp in most situations than staying at a motel.

Seahawk- why do you need ducks unlimited?

Up here, ducks unlimited buys or leases land with sloughs and water on it to create duck habitat for them to build nests and hatch out their babies. It pays but only desperation money. I sen d them packing hen they come around and threatened to charge them with trespassing for driving around I my field.

My neighbor signed up tho… 20 year lease. Desperation money.

Just for their connections...no lease or agreements with DU, I just know one of the local folks and they are always looking for new places to send people.

He has also been excellent concerning what the clientele expect at certain price points. It really is interesting, a slice of a market I didn't have any insight into. Remember I am only 60 miles south of the DC metro so the market of people willing to pay for the bird hunting experience is large.

Agra-tourism is an overall huge enterprise down here.

For deer on the farm, I have a friend of my son's from HS manage the stands and the hunts. All gratis since he helps keep the lines clear around the crops.
